Eden Gardens, Dubai Sports City - Page 6

Hi all,

I still have faith in Eden Gardens. The project has been delayed due to many factors:

1) Sports City changing from Leasehold to Freehold
2) Dubai Municipality taking over from Dubai Sports City and enforcing new regulations
3) Delay in handover of plot from DSC. They got the plot in May 2007.
4) Dubai Municipality changed the design and insisted on adding a above the ground parking area. The main design was not changed but parking floors were added

This caused the developers alot of delays that were unexpected. I heard alot of developers ran into the same delays.

I have spoken to Jean at their office and she was extremely helpful and changed my payment plan favorably. The new projected delivery date is March 2010 and they are pushing hard for that date

As for their project in IC, it is called Lady Ratan Manor and was handed over this month

Hi MPAT

I had three payments left from my total balance. But I have agreed with Lokhandwala to change this to six smaller payments on a six monthly interval, the last being on completion. But by doing this I am unable to claim funds for the project being over schedule.

Is there any other general changes that we might expect due to the overtake of Dubai municipality in dubai sports city?
Is the green city regulation / requirements going to be adopted in dubai sports city ,which is recently approved by H H sheikh muhammad bin rashid ?

Do Other members have Any idea / info on this ?

Good diane, But I think you should have stopped further payments till they start any activity on site.and from there you could distribute remaining payments in 6 equal installments till completion.

Yes Dubai Municipality have applied the Green Building Rule on all buildings in DSC including Eden Gardens and this also led to the delay. Eden Garden got all the approvals from DSC and then when the DM came in, they stopped everything and started implementing the changes

By the way, Eden Garden now has an Escrow Account which as good as well

WOW, we have someone who now has not lost faith in Eden gardens. The developer would not have gone wrong, if we did not have mobilization probelms.

Hold onto this development, my feeling is it will well when the end product comes out. People who bought in the beggining would see good appreciation on their investment.
