Hi dubailover: can't commit right now as finance hasn't come through as expected, i'm still v.interested in R.A.Q. but as i'm still a novice to the overseas market I was under to much pressure to buy without knowing enough about this area.

Incidentally, Selectproperty have sold out their allocation of la hoya bay, and the uptake has been so positive, that they have gone out to RAK themselves and bought a plot of land to develope and sell their own apartments! Due for release next week....appartently! If anyone is interested? Its on one of the other smaller crests though? They will also be offering payment plans.

What's a good price per sqft in Al Marjan Island RAK???
I'm getting offered very small studio service apartments for over 1000 per sqft, but it comes with 3 yrs rental guarantee at 12%!
I'm still wondering if that'll be better [in terms of appreciation] or something in Emirates City Ajman overlooking the Lake [much bigger flat and cheaper, but this means nothing to me]!

It would be good if its on the beach front otherwise it wont get much appreciation.and also it depends on how much is the price ? because we know its going for 300 psf in emirates city ! ! !

1000 dirhams psf is a little pricey to me, considering that it is RAK.

RAK is beautiful I know, but does 1000 psf stack up with what you can expect to get on the re-sale market in RAK or Dubai, ... I don't think so.

February is an Important month as most developers will be competing for investor funds, sit tight and wait for a few more weeks as I am sure you will be able to pick up RAK at 850 psf or thereabouts....

If I see anything that is worth a punt, I will post it on the Forum site and you can then goto the developers direct and purchase.

Ok Pls do so.... I agree feeling it's a bit too steep, but since it's in the marjan island, and a very small unit, and has a rental guarantee, then I think it's potentially justifiable....

1- What is the size of the studios selling at £61500???
2- Do they have sea views?
3- Is there any rental guarantee in this project?
4- Clarify how is the payment plan done?

I'm looking at another project in Al Marjan island, and before committing, I want to compare with this one... Time is of the essence.

Rammah,

1 Not sure the exact size but from the marketing email I got quite spacious.
2 Some have see views and others dont, the ones that were being offered to me were on the fifth floor with sea view at £65K
3. La Hoya Bay doesnt seem to have rental guarantee
4 My agent said to me 30% deposit and 70% interest fee mortgage at completion, which is why they all sold out like hot cake.

Unfortunately I dont have much funds so I couldnt go for it.
