hi roshan, just wondering how long you think it will take to establish a strong resale market in RAK and for al marjan island? i personally havent invested in LHB, but have done in Pacific (select property), and is my first property investment. completion due date is more than 3yrs away, so my idea is to hold on to my property for at least 2-2.5 yrs, and then sell. should be enough time for the new buyer to see good capital appreciation still. what do you think?

I'd been looking at RAK and Al Marjan. I think there is a lot of potential in RAK and Al Marjan specifically. I like Pacific too amongst the current developments. If you don't mind me asking, which payment plan did you pick -standard or long-term?

i went for the 15yr payment plan, since it means i put less money in over the completion period and i intend to sell before completion. the payments after the initial 30% are very manageable. of course you are charged interest but if you sell in 2/3yrs it does not equate to too much difference, and hopefully you will see enough capital appreciation to cover it and make a tidy profit. thats what i'm hoping anyway.

There we go. A cladssic case of leverage. Works extremely well if the numbers are right.

Hi could anybody tell me which bank in UAE, gives morgages as our developer Khoie will borrow money at 9% but the figures in the banks are only half this figure. So just wondered if anybody as aproached a UAE bank about a morgage.
Also there was a property rise on the 15th of april, was it 7% or 10%.

I have got this email from an agent does this sound reasonable and realistic, please help.

Pay attention to unit 321, it has a 20% intrinsic value.
Based on 50% deposit within 14 days on this unit, other payment plans will apply for block F.
Also please find attached a price list for Oyster block F with full availabilities and 30/20/50% finance.


COMPARISON!


Sea and pool views are typically more expensive. My professional opinion is that unit 321 is far better value for your money with approximate equity of 20%.
