I have got this email from an agent does this sound reasonable and realistic, please help.

Pay attention to unit 321, it has a 20% intrinsic value.
Based on 50% deposit within 14 days on this unit, other payment plans will apply for block F.
Also please find attached a price list for Oyster block F with full availabilities and 30/20/50% finance.


COMPARISON!


Sea and pool views are typically more expensive. My professional opinion is that unit 321 is far better value for your money with approximate equity of 20%.

Default la hoya bay

i really need some info. I have been pressed real hard into buy an apartment here by dreamshomes worldwide. My worries are that they are based in spain and not in the UK and UAE. As UK investor I will end dealing with spain as well as RAK. Also there is no escrow account bt they assured me that I will be buying off khoie and Rakeen both part of the government and therefore my investment is safe. they only get my £2000 deposit the rest go into Abu Dubai bank.they have quoted 881 aed psf and 30, 20, 50 or 20, 20, 60 payment plan as well as 50:50 plan. Please advice about this company and prices. thanks

I don't know much about dreamshomes unfortunately. I would have been worried too if dealing with an agency in a third country. All I can say is that the price sounds reasonable particularly taken together with the payment plan would make it a good deal. Do they not have a UAE based office? very odd

I can say dreamshome ww are quite good, I bought IC phase III from them and had no problem. I was gonna buy Ras Al-Khaimah from them too but cash was elusive so I missed out. As they say, they just process the initial stages of the transaction and follow up for you thereafter, mainly you will be getting updates from them and they are also good answering queries as they did for me when I had worries about the stink at International City.

hello guys...well i'm planning to invest in La hoya bay too...through dreamhouse ww but i don't know exactly how much price they're offering you. Is the price same with everyone? Doesn't sound to me....well they're offering me a studio flat sea view at £75,000. May i know how much actual its gonna cost? what's the lowest studio price and the highest currently? And what's the lowest 1 bed room to the highest one.Thanks

hi guys, i am very new to this forum and only just registered.

in response to the question about Dreamhomesww - i can confirm that they are a very proffessional set up as i recently went to meet them in Malaga, i sat down with the sales manager whom is extremely proffessional and since then i invested in La Hoya bay - the after sales team are very good at handholding you through everything (as im a complete novice and this is my first investment)....i will definately be investing with them again. in response to the studios, that is the correct price.....(76K for full sea view).....

does anyone know when the next price increases are?

as im completely new to all of this - i have done a lot of research and my view is to keep the studio long-term and then to rent it out to residents/holiday makers....what does everyone else think?

what are reasonable prices i can expect to rent it out monthly? im guessing for offshore property with sea/pool views/private beaches etc between £400-1200/month)

please excuse me if i sound completely novice - as i said i would appreciate any advice or guidance :-)

Never invest with the same developer again. The rule is never put all your eggs in 1 basket. It's better to diversify.

Real estate works well when held long term. It's good to have a steady stream of income coming in every month.

Water front properties are the first choice for investing or for a holiday. You could expect the rent what you have mentioned.

thanks very much or the advice - as it is my first purchase i am a little nervous about it but you have confirmed what i was thinking.

i hope to keep this as a long term investment and rent it out - and i also hope that once LHB is built my property should appreciate 50-100%.

Unfortunately, I dont have the time to go and meet dreamhouseww team in person. As UK investor it seems odd that they dont have an office in either UAE and the UK. Plus I felt that the broker from the company was trying too hard for my liking to ensure I buy off them. Moreover, He passed on my detail to Kohie who then got in touch with me thus ignoring client confidentiality. I just felt uncomfortable with their tactics and my gut feeling was not to go ahead with them. Do you guys know if you could buy directly from the developer the next phase at prelaunch prices, if not do you know of company who does, ideally based in both UK and UAE or at least UAE.

Hi Roshan, just comenting on your advice not to deal with the same company. Well we have bought 8 properties in 8 different countries with Dreamhomes worldwide, we have never had a problem and also get of a 3% discounton the multi buy scheme, at the moment all my properties by one have been great the only concern we have is maybe Bansko, but we will keep and see in the future.
