Default Best time to sell?

Anyone have an opinion about the best/worst time to sell a property?
Is it when the property has reached 15-20% premium because ona re-sale the buyer isnt paying too much more than the launch price?Is it near or on completion because the buyer doesnt have to wait long to have the property?
Is around halfway not such a good time to sell or does it not matter too mcuh either ways ?

Best time to sell depends on the country.
If you think about Dubai best time to sell is now
Two much two quick it’s about to bounce back.
Whoever has bought a property in Dubai last year won’t make any profit from his properties for unforeseen future.
I don’t count the rental return witch is between 5-10%.
If you won’t to make a good rental return keep your property.
If you won’t to tell me that people made money for the last one year from buying and reselling properties I will laugh at you

georgihh if your saying that anyone who brought a property last year wont sell it this year for a profit thats ridiculous.All properties have gone up.Last week I was offered 15%more than I paid for a studio last April .

I think you sell - 15% is a good profit for one year.
If this is your net profit of course.
If the property is ready rent it out and make a little bit more.
At the moment the market is stabilizing some prices are going up some of them down.
Most of the developers are keeping enormous amounts of units for sale at a peak price.
There is less buyers then sellers
More property means more difficult to control the market.
I still believe the government can hold the prices for a year or two but after that, nobody knows.
Another scenario could be -Nakheel starts constriction of affordable studios for the price
Of 200000 DHS( still they can double their money).
It’s a gamble, but in a country where the gamble is forbidden - to gamble with your money is very dangerous.

when we get more than 15 % return , its the best time to sell ,
by the way georgihh, I am getting more than 15% return on my property in 5 months only.

You will have to consider a variety of things rather than just the percentage you have made in the past couple of months like:

1. Are you in need of cash?
2. What is the conditions of your location? Have local prices stabilized or is there an upward in new constructions in your particular location?
3. Look at other projects and compare the price per Square footage to yours and see if the 15% you have made is according to market trends
4. With the findings of the above factors, analyze ad see if the project reaches 100% completion there is a chance that the price is going to be increased by another 5-15%

But as the other fellow members are telling you...15% is a good rate but it can get much higher but then again it depends on some of the factors I explained to you above.
Units in the DIFC area for instance made in the past 14 months over 30% and it is expected that another 15-20% increase will be normal until completion of some DIFC Projects which is late 2008 early 2009...

So do your homework and do not take any rush decisions unless of couse you need the money!

With the Dubai Metro coming up, it is expected that all the properties located near the Metro Line will have a price hike in May when the metro start the test runs.

Properties next to the stations are expected to go up even further.

I had bought a property in JLT last June and the price already 20% more. When the RTA announced that they were going to conduct test runs in April/May, the price of my property went further up because, there is going to be an underground station linking my property.

If, as expected the price goes up in May/June, I will definitely look to sell it, than wait till the end of the year, when many of the Dubai projects will be nearing completion and market will be saturated.
