Default Business Bay - Will Sh. Zayed road still hold it's position

Another brain teaser for you guys. Which part of business bay would be more popular. In other words would Sh. Zayed road still hold it's numero uno position - OR - will the center shift.

I feel that BB areas which will be close to the new residential developments would hold more value. People would find those areas easy to access than come all the way to Sh. Zayed road.

I might be wrong...What do you think.

Hi Roshan

I'm a keen business bay investor and interested to kwno what/where you think is good. Many of the new launches are overly priced and too expensive. Yet you can still pick up some good deals in mayfair tower for example at just over the 1 million Dhs mark which although its not the best location or towe, it's buisness bay after all and centre of dubai along with 70% commercial and 30% residential so there is a clear corporate rental market to be had.

What do you think?

I agree that that there are better offers in the secondary market. It's the premium which you have to pay kills. Summer is the best time to pick up property in Dubai.

If you are an avid BB investor, my feeling is to look into the possibilities of picking up something on the boundry of BB and with easy access to the road. BB would take long for the full infra structure to come in and you should not be in a situation where the tower is up but the roads are not there and sand all around.

May fair is a Deeyar project and carries a little more value than other developers for sure. This residential tower will certainly cater to the office towers around, so location would not matter much. Sometimes they say in real estate you have go by your gut feeling.

Agreed BB will have it's own market. However one needs to see whether they can actually attract such a big chunk. Dubai has never gone wrong till now and after all the money they have invested in marketing Dubai, they have the brains, vision and foresight to make things happpen.

Thanks Roshan - always good to get your insight into things. I bought in Scala Tower and sold it on althoguh now wishign i should have actually kept it. My friend bought the one next to me also so he's selling that now if you know anyone who is interested.
Hmmm at the moment i think i'll stick to flipping than keeping units on so i'm looking for really good deals in busienss bay.

New launches are much more expensive than secondary markets. If you're interested in Scala Tower my friend is sellign his for 1.4 million. The equivalent of which is beign sold for 1.6 million elsewhere.

BB has quitened down. The new flavor is water front. The new projects in BB were launched at 2300 to 2800 dhs psf.

In the secondary, I could see some members getting properties for Dhs 1500 to 1750 psf.

Dear Roshan
They say never undermine anyones brain and to be honest , last month I took my kids on a holiday for 4 days to the beach in Dubai , and she is only 14 years old , she said" it seems that in Dubai what is good today , is not good tomorrow in Dubai" and I asked how, she said " they treat houses like restaurants , when they first open every one want to try them and after few months no one wants to go " , I was stunned by what she said , because she was so right ,
it is a phase in Dubai , they like it today and hate it tomorrow . tooo much money my Friend .
and the locals there can afford to flip so fast and they get total propriety and inflate the market on no basis, of demand and supply , they buy now sell after half an hour for a quick 10 % profit on their 10 % deposit which adds up to 100 % profit in a matter of 20 minutes .

As for the flipping part..Hmmm...could it be signs of a correction
