The information that I have is that Ajamn projects Emirates City, Marmooka City and Humaid City are the only three where power will be made available by the time the developments are complete. The other projects may not be so luck! Thats why if you notice most of the new projects being announced in Ajman right now are in Marmooka City. None of the developers are holding back waiting to see, confidance is high that this is the case.

The project I have is still availble at Pre-Launch rates, so let me know if anyone wants to move on this, even if you are overseas.

Mpat - What is your view on the this project. The pricing seems to be little high on this project.

how much is the PSQF? please provide more details.

How much is the price ? I think if it is between 500 to 570 PSF,its within the range, however, one can easily find cheaper in re sale,

Hi all

I am new to the forum although I have been following the various discussions here with interest. I am a beginner when it comes to property investment but nevertheless has a question regarding resale of properties and how to calculate your profit.

Suppose you purchase a flat off plan for AED 1m and have paid 500k so far in instalments. The property subsequently doubles in value to AED 2m. Is your profit on resale 2m less 500k that is still owed to the developer via instalments so i.e. a profit of 1.5m?

Or is the profit 500k i.e. simply double what you have paid the developer so far?

This point has been confusing me somewhat so any help would be greatly appreciated.

You should calculate your profit as follow

Property Price e.g 800,000
Area e.g 1200 sq.ft
Rate 666 per sq.ft

You paid to the developer approx 100,000 and the price jump from 666 to 700 per sq.ft

Your profit would be 700-666=34*1200=40,800
you have invested : 100,000 and return 40,800

Thanks very much Ali, so then would the new owner of the flat pay me 100,000 + 40800 all upfront?
