Default BADRAH Phase 2

Do you think it would be a good idea to hold Badrah for next 2-3 months. I have a single bed unit which i dont want but i am not sure if i should hold it or sell it.

My target is to touch a premium of 12% NET. I am not sure if that would be possible sometime very soon. Any help

is it a sellers market? i seem to be getting so many conflicting reviews. people saying they are unable to shift their investments over in dubai? is the location and developer making it the sellers market.?

meaning if it is the right developer and right location, then you can sit back and request whatever within reason for this?

Man - that''s too low the market price for phase 2 now is 15% phase 1 is 25-30%, however if u waited for phase 3 which will be within next 1-2 month u'll most likley can get 30%

i was lucky enough to sell mine couple of days ago and fliped for 20% premium..

find a good agency and let them do the dirty work for ya.

Hello
I discovered it is not only a seller's market but the developer competes with the investors in selling the left over units at lower prices that he originally sold it and I have proof of it .
These developers, market their properties like you are buying a piece of heaven and if u don't get in now it will be higher by 25% by the end of the month, comes end of the month and u call the developer and ask him "how much premium do u think I should Put on my property?"
and you would be shocked when he tells you 5% max!!!!
then you see that he is offering units that were not sold , at lower price than you originally bought , Hence how can u put a premium when this developer is offering it at lower prices. It is like he is competing with you .
So my advice is don't believe anyone when they tell you that this developer is a prime name , don't believe them when they say , you have to make a decision instantly , for it is going higher by the minute , and always follow your own hunch .To me a good developer is the one that puts his own money on the line before putting his investors money if he really believes in his development , and would be welling to buy it back from the investors at current price if he believes that prices at completion would surge up , added to that he should not take installments periodically without putting anything on the ground, it should be pay at completion of different phases of the project .
then I could say he is an honest developer . So far we have been buying visions , or you can call them birds on the trees if any . and when you go to the site all you see is desert .
and yet you would have paid already 25-40% with nothing on the ground to show for it , so how can the property go up in the price ?

Hold your badrah till phase 3 opens up!! that way all of the phase 1 and phase 2 ppl can earn a higher premium on the investment!..its basic nakheel marketing that we all know planned out in 3 phases...badrah is a rare product since not much in waterfront has been released. So you are not stuck in the rut with a hundred different launches. But we prudently aware of too many launches going on if it starts to happen in Dubai Waterfront...thats the time you need to sell...As i said, the only other time to sell is when the iron is hot during phase 3 launch

dont quote me on it but the word floating around is that since phase 1 was may 18-19, phase 2 was june 19-20, then phase 3 should be in the third week of july.
