Question 5 bed Villa Near El Gouna - what's it worth

Hi

Just been to see a new site 7 kms from El Gouna where there is a big private beach on a biggish development (about 200 2 story villas). Not much built yet.

Is is worth £150,000. 5 beds 2 kitchens, three floor, 2 bathroom, about 250 sqm, shared pool, sea views, about 200 metres from private beach.

Defo need own transport.

Like everything else in an emerging market it's worth what someone is prepared to pay for it; its a judgment call, if you want to live in it or spend a lot of time there and of course if you have the cash to spare it may be an easy decision. If you are thinking of renting it out or looking for capital growth you must look at what is likely to have an impact on the future Development of the immediate area, proximity to other amenities, rental competition etc etc
Unless you are going to live in it just don't let your heart rule your head...

Default Who would be interested in 5 bedrooms

HI

What sort of family would buy something with 5 bedrooms near Hurghada.

The space would be great but is you have a family this big how can you afford a 5 bed home, or maybe that's the point - its possible in Egypt to buy something this big that you could not get in the UK.

Any views.

Hi
Just as a matter of interest can you be more specific on the location of the villas,i know its difficult to pinpoint a location sometimes but are they near a hotel or any other point of interest you can use as a guide to where they are going to be built.

The area called Elfyrose I think - about 7 km south of El Gouna, about 15 km north of Hurghada, on the beach front, set back from the main road by about 1/2 km. A new hotel called Golden beach is being built close by.

The whole area is zoned for villas but not much being built yet. All the local roads have already been laid.

There is a very long wide stretch of good semi-private beach.

It's not an area that I Know anything about.

I have seen villas going for a cool million euros in and around Hurghada, mostly to Russians. So like all things do your research, if you are considering to buy it, why not ask a bank to value it for you.

The over-riding memory of my recent visit to Hurghada was row after row of unsold villas.

Seems like half of the meetings I had with developers had them saying, "all of the apartments in [name of development] are sold already, but we've got plenty of villas left"

I did find some nice smaller villas for the price of larger apartments that looked reasonably interesting but, in general, I think supply of villas greatly outstrips demand already, and the situation is going to get worse until such a time that the place is so overrun by us foreigners that it has all of the comforts of home and people think of retiring there.

But if you are interested in a villa, I can get you one that's also 250m2, same number of rooms, right on a private beach, 175m2 garden, double garage, slightly less buildings on the development, a lot closer to Hurghada - and all these start from EUR160,000 (GBP112,000) already built.

I can also get 190-200m2 three bed, three bath smaller duplex villas, 200m from a public beach for GBP47-70,000

Having done some more research, I am now convinced that we are talking about the same development as the one I have been offered is next to Elfayrouz.

So if I am being offered them at GBP112,000 and you are being offered them at GBP150,000, I think you have your answer as to whether it's worth the money or not.
