Default Hurghada Lifts? Is true you have to put in a lift for a five story building?

Hi. I have been told by my developer that because my building development is five floors I have to put in a lift. he says it is law? I have caught him out on a few other things and because there is no lift in the plans I dont really believe him. Can anyone tell me if this is true? If not, know any good developers? I really need someone with good advice as I have had an opperation and can not fly to Hurghada.

I cannot imagine living in a five story building without a lift! A penthouse is supposed to be the top floor with the best views it would be an absolute nightmare in your building with heavy shopping to carry......whether it's the law or not I think installing a lift is great advice.

The vast majority of Communist buildings come in two varieties - nine-storey buildings with a lift, or five-storey buildings without a lift.

In the five-storey buildings, the higher up an apartment is, the more of a premium they attract, despite not having a lift.

Whenever I have been looking for an apartment to rent though, I have told the agents that I don't want anything above third floor though or else I'd have a coronary every time I tried to drag my groceries up the stairs!

If you've ever wondered why Eastern Europeans keep so fit though - now you know. It's walking up and down those stairs all day!

Default Life without Lifts?

On a recent visit to Turkey a Developer proudly showed me the penthouses in his five story apartment blocks. They had lovely fittings and huge wide balconys - and no lift!

It was quite clear that they were happy to discuss my ideas for how to make their properties appeal to westerners and how to add value in order to justify a pricing premium; but they could not get their heads around the need for lifts!

As many of us buying property overseas are the wrong side of 50 it seems to me only common sense to think a few years ahead when five flights of stairs with heavy groceries is a daunting thought! Wise up guys - if you want your properties to appreciate in value then you need to think of the 'bells & whistles' and a lift to the upper floors would be top of my list.

Exclamation Lift or not

Hi

Is you already have planning permission then clearly a lift is NOT required.

Most Egyptian aparment blocks do not have a lift.

If you are trying to sell to Europeans a lift is ESSENTIAL.

Assuming you can work it into the plans you can get a simple semi-auto lift for less than £10,000.

I think it would definately help the developer sell and wud also be good for disabled access.

Does anyone live in Hurghada that has a place on a high floor without a lift.

How do you feel about it.

Does the initial purchase price have to be much lower to encourage people to buy !!
