Hi, I am new to posting on this forum although I have been following Gamsha Bay updates for quite a while. I am thinking of going into either Gamsha Bay or Sahl Hasheesh, and this would be my first investment in Egypt. I'm looking for high capital appreciation (who isn't? ) and good rental prospects in the meantime (hmm, asking for the world?)

As a newbie, I hope to learn from the more seasoned investors in Egypt.... please help!!

a) Any views from forum members on which is the better investment - Gamsha Bay or Shahl Hasheesh? Would appreciate your views.

b) Any idea about what is the approximate pricing for apartments/townhouses in Gamsha Bay? And also what is the schedule of payments like in Egypt?

c) Any recommendation on a reputable law firm to engage in Egypt to conduct due diligence, real estate registration, etc? How much would the legal fees be?

Could you enlighten why you've chosen Sahl over Gamsha?
I have seen the brochure/Master Plan for Gamsha and thought it was really grand! Thanks.

Gamsha is an enormous project as is Sahl Hasheesh but the infrastructure is already there at Sahl and phase 1 is almost complete; you can visualise what the completed project will look like. With eight golf courses, the huge marina and world class shopping facilities there will be much more open space. The best advice I can give is to visit both projects before you decide. We run inspection visits to Sahl over four days from Heathrow for 350GBP all in. If you buy with us you get your money back; if you want to stay a few days longer to visit Gamsha you just pay for the extra nights accommodation yourself. These are Egypt Air flights with good standards of comfort and extra legroom.

There is currently no sensible way to compare these two.

Gamsha will not have anything ready for several years whilst Sahl Hashseesh has apartments etc already completed. There will most likely be excellant quality units of all shapes and sizes at both. They will both have many big hotels, marinas, golf course etc.
Gamsha looks as though it will be far bigger when completed about 2017 but do you want something this big !!!

If you have no intention of using the unit yourself then who cares which is best. The only real issue is which site has the best marketing machine to convince OTHER buyers that one is better than the other and will therefore potentially convince a future buyer to buy your unit as a re-sale instead of another.
If you are looking to "flip" (sell before completion) then this will depend entirely on the arrangement with the developer since some will assist this others will be your competion (still selling new units).

Given the scale of both of these sites the potential for re-sales is very low since the developers will have new units for sale for the next 10 years, and then there will be even more big developments for new buyers to consider.
