If you would like to know I will tell you,I have deleted two posts of yours, both of what were found by me to have racist comments on them, as you know.
As for anything else from yourself I have deleted nothing,I believe in deleting these posts, I have done you a massive favour, don't you think?..

So far there is absolutley NO BENEFIT WHATSOEVER for me, everything so far has been for the total benefit of local workers and suppliers. Just who do you think has taking the profits from the increases in materials prices over the last 6 months. This is not simply a raw material cost it is a supply and demand increase and an "opportunity charge" by the suppliers that is causing great concern, and in part explains some of the enforced building delays, not that you'd appreciate that either.

.

Some of the local community may benefit most do not,You are the only developer I know that can say you have had no benefit whatsoever,I can see you are a kind hearted person, maybe you should have just made a donation to the local Egyptians instead.
Price increases are a part of life and yes I can see develoments having to put up with them.
Maybe the larger developers are seeing the benefits.

Most of the time your comments seem fair but there are also times when you seem to simply follow the lead from others, in taking a "pop", and it makes a nonesense of the purpose of posting.

I have no problem with "comments" from anyone, but when you and Peter are offering "opinions" using the moderator badge, then that is adding an unreasonable level of perceived value, that on this particular thread, is both badly inaccurate and verging on deliberate attempts to run down projects or individuals simply because we dare to tell the truth about things that do not suit the way you feel this forum should be led, including deleteing posts without giving any reasons.

What gives you the right to dictate how the Moderators run this forum? Awahee and myself have spent hours getting the forum to where it is now with negative posting and self promotion virtually removed. The ONLY person who continuously drags up old ground or criticizes others Dave99 is YOU. My suggestion would be to find another forum where may be someone wants to listen to your constant *****ing. I for one am fed up with it and if it continues I will be recommending your removal from the forum. Moderating the forum should be a pleasure not viewed with trepidation every time we see a post from Dave99.

Hi Chickenman,

I agree with you that if prices are too high then people will not buy. I think the point that was being made by ********* and Peter Mitry is that everyone wants Egypt to do well ie the Government, Agents, Developers, people who have purchased and people who are considering a purchase.

The problem is if developers are greedy they will scare investors/purchasers off to another country and it will take an eternity before the trust returns.

At this moment ther are some positives coming out from the Egyptian Government to encourage foreigners but im worried that a small minority will ruin things by raising prices on the back of excuses such as not having enough materials or steel being more expensive.

Ps what do you mean by " a great service going south"

Regards

Thumbs up

Hi There, sorry it is just a saying i learnt from my mum 'going south' - about good things going bad. I am going out to egypt late jan to do some viewings but i have put a deposit on Hurghada Dreams so am very interested in posts. My wife has been there about 7 times and loves it and i really only want true sea views so with all that development there were limited choices for our funds. I have found this a very useful forum.

Thanks for all your notes and comments, please dont fight over them

Surely one of the reasons that Egypt makes for an excellent investment opportunity is the fact that there are excellent opportunities for capital growth.

If prices are not rising, then we should all be worried as it means that we've all got it wrong.

The fact that they are though is proof to me that we haven't got it wrong as prices are going to continue to rise. Egypt still has a long, long way to go before prices get anywhere close to the Black Sea coast with its 4 month season, for example.

Those who are interested in buying in Egypt just need to stop procrastinating and get in now so they can benefit from the increasing prices as soon as possible.
