Default How good as these "guides" to Egypt property market

Whilst researching Egypt I've read loads of things, and I'd have to say that at least 50% of what is said about the Egypt and it's property market is less than accurate.

What is your experience ??

This is a sample: from World of Property web-site today:

"Traditionally, the overseas property market in Egypt has been concentrated in and around El Gouna, a resort about the same size as London located on the Red Sea coast some 600 kilometres south of Cairo, the capital."


Anybody been to London and El Gouna recently !!!

as I am doing a lot of research and can't rely only on one resource I have found out that more you research more misinformation you find.

So I agree with you that a lot of sources aren't realistic or true

I haven't written any guide about Egypt, however I am preparing one.

Why I answered what I did is because all the guides on the internet offering different information and it is true, but information is not true or different only because all these guides are aiming to sell.

My guide is educational, informative and doesn't give untrue information.

It's not the first time that a new thread I've started has received a near instant reply, but it's most likely to be from one of the regular "post watchers".

This post was promted by a personal mailshot e-mail to me with the sample inaccurate information shown.

This level of inaccuracy is very common I'm afraid, and I can see why someone with a direct interest decided to respond.

But it is simply a matter of timing that the "interested" party was on-line at the time I posted.

What will be very intersting is how good any new "informed by this forum" guide will be.

On a technical point - the signature of all of us "interested" parties is by definition an advert on EVERY post we make - it just happens that this one was very specific - as I'm sure you've noticed my new threads always raise interesting "issues".

I really don't know how people can sell property in places that they've never been too. Either they are very good at BSing or else customers aren't asking many questions.

Hi,
Im a new member and I agree with your viiews about people selling in places without viewing but the same applies about people buying without viewing.

I spent some weeks before I went out to Hurghda being bombarded with emails by agents giving a 'This is the best Project' view. In th end I went over for a long weekend visiting the various Projects and it really was an eyeopener. A lot of what these agents put forward was misleading information.

Unless you have money to throw away my suggestion is to Buyers is to get themselves over there and speak to British People living there.

There is no other way but to go and view ,after all we do not even buy a washing machine at home unless we have had a look at half a dozen.
Its just beyond belief that people part with their hard earned cash without thinking about the consequences.

The first thing that I would suggest anyone considering buying a property to do is to get map coordinates and check it out on Google Earth.

I worship the very ground that Google Earth walks on. The type of detail they have is quite staggering. With the addition of the Panoramio feature, which shows people's snapshots from around the area, you get a wonderfully accurate of what an area is like.

I don't even book a cheap holiday without spending an hour or so thoroughly checking out a place, let alone spending 30 grand on an apartment.

Lets hope we see a really good guide shortly with some different info,maybe it will answer some unanswered questions re property laws etc.
