Smile Sierra Resort Nabq pictures / info and updates

Hello all

Myself and my partner have recently purchased a property in Sharm with a view to possibly buying another one in the very near future - does anyone have any vital tips or information that would be beneficial to us at this time
We have bought in the Sierra resort in Nabq bay with Sharm El Sheikh Real Estate

Dear Anita,

Sierra is one of the projects which I legally approve. I may not be aware of the investment side and you may learn more about it via other purchasers through this forum and other ones, but legally talking the developer has a valid title of deed and building license. I am pretty sure that real estate properties in Sharm el Sheikh are granted to foreigner purchasers under the usufruct system, entitling them the right to enjoy the property and its fuits i.e. rental income for a period of time up to 99 years. After the 99 years expire the property returns back by law to the original landlord "Freehold Right Holder" which is the developer or heirs in your case. What else do you need to know?

Please read my original post on the legal procedures to purchase a property here in Sharm in order to get more information on the nature of laws and decrees governing the process, and you are more more than welcome to post any more enquiries you might have.

Hi all I am new on this forum so hello to all users. This seems to be a really active sight which is nice to see.
I have bought a 1 bed apartment in Sierra Nabq and was over there in October and took loads of pics and was pleased with the progress. I went again at the end of Nov beg Dec and they were digging the trenches for the electricity cables. They had also built the wall seperating Sierra from Sharm bride if anyone has any other photos I would be grateful to see them and vice versa via email.

Hi Queenie, welcome to the forum! We have a lot of people who have bought in Hurghada but very few from Sharm; it would be interesting to hear what you like best about Sharm or what you dislike about Hurghada.

We went to Hurghada last year and my daughter who was 13 at the time took a friend with her. They got alot more attention than was desired even though they are children. One one occasion she was in the raft at the hotel and her friend jumped out. One of the staff jumped in with my daughter and kept asking her to kiss him and she was petrified he then put his hand on her leg. Unfortunatly we could not trace him down as she was not 100% sure if you could pick out the right person and I said she needed to be 110% before we took it further.
Then we were walking out in Hurghada and the girls were walking 2 steps behind us and a shop keeper that was standing outside pinched her backside so this was really the last straw and she said she would never go there again. I know this can be quite isolated but for 2 instances in a week was a bit too much. We also got ' ripped ' off on more than one occasion with the money trick. Still you do learn.
The beaches were lovely and the majority of the staff were great. We did not like the shopping area - cant remember the name - as it was very busy with lots of street sellers as well as taxis and shop keepers and waiters to contend with. We found that there was too much traffic here for us.

I believe now there is a new promenade? We went to Hard Rock and this was a very quiet area with alot of work being done and we said once finished we thought this area would be lovely. We probably did not explore the area as much as we should have.

We much prefer Sharm. My daughter feels at home here and relaxed. Yes you get alot of hassle in Naama Bay and Old Market but not as much as Hurghada. We know that it is a way of life and just keep saying La Shokran and they take note. We have made many friends out of the bar staff and waiters here. The beach on the prom is very safe for children and non swimmers to snorkle as you can step into it without having to gain access from a jetty and landing in deep water. We really enjoy eating out and there are many good restautants here including Tandoori, Chinese, lovely Egyptian ones, American, Mexican, Thai, Japanese, Lebanese, Italian the choice is endless. There is also quite alot to keep the kids amused. There are now 3 water parks one called Cleo which is in Naama, one in Hadaba and a new one that has just opened at the Park Inn hotel in Nabq. There is also an ice rink at the Concorde hotel that is open to the public, a bowling alley in Naama as well as a couple of go kart tracks and little fun fair. Nabq is a quieter area but is up and coming. There are 2 new malls called Al Khan and La Strada that has a variety of shops and restaurants such as Morgan, Levis, Harley Davidson, Lotto, La Senza, Mc D, BurgerKing, Starbucks and soon to open Hard Rock.
La Strada has a family day on Saturdays which has bouncy castles, clowns, slides etc for the little ones.
There is even a pork butchers so you dont have to go without your sausages and bacon!
I have flown quite cheaply and had an overnight stay in Cairo by booking in the UK with Egyptair and also to Luxor. St Catherines is within easy reach so is Dahab. There are also trips arranged to Petra in Jordan and Jerusalem as well.
Ras Mohamed national park is near by and there are the usual quads, horse riding, camel rides, dinner in the desert, watersports and a great boat trip to Tiran Island - I done the one in Hurghada which was even better - Gifton Island or something fantastic.

Default Sierra handover update

Hi all that have bought on or have interest in Sierra Nabq.

I emailed the developer today to get some information on the handover dates.

His response was

I would like to update the situation at SIERRA RESORT site progress .

Zone 1 Buildings (1-7) are finished since january and any client wants to receive his UNIT is most welcome -to start furniture and personalize his unit - the only problem still yet the paper works with the government to give the electrical power and water supply still not yet received -though everything is finished concerning cables ,transformer, main distributor , and control panels for this zone.

we are busy now in finishing Zone 2-3-4-5 ( that include around 30 other buildings ) in progress and might be ready for handover in end Feb. beginning march- already 15 of them in final stage.

only now Zone 6-7 is bit behind and will be after march.

UNIT 40A2( ZONE 3) will be ready end this month or early March -i'll check the date when i next visit the site on 17th this month and will update you then.

i hope by then the release of the letter to feed the project will be issued cause its delaying the installation of the electrical and water meters for the finished buildings.

I finally want to draw your attention we have all finishing materials at the site and nothing is holding the works ,its just we had to solve plenty of issues and its all behind us now.


So this is very good news and mine sounds like it is on course for end of Feb beg March handover as per the contract.

The developer was very quick to respond to my email - within 2 hours.

I have asked SRE if we will have to pay a charge to use the beach and they said yes it would be about 60p per day per person and the beach will be used by the hotel guest as well.

I have also asked whether there will be a jetty and she will let me know - but she said by law there needs to be one every 100m - the hotel next door has one so assume we can use that.

Hotel shuttle bus and our use of - await response.

I have also asked for clarification of the 20% discount that we were told we would get for using the hotels facilities - I have asked where we can get 20% and would we be given discount cards to produce to get the discount at the bars, restaurants etc.

As soon as I know more I will update.

SRE have also taken some new photos and they should be on the website soon. They said they would email me them. If I receive them before they are on the website I will report back and will email them to any that want to see them.

Has anyone bought on the Sierra Resort?? Excatly what facilities are/will be available??

Have you dealt with Sharm el Sheikh Real Estate and what where your thoughts/experience??

Did you use an Egyptian Lawyer/UK based International Property Lawyer??

Have you any bad experiences etc???

I am looking at buying in Sharm.
