Good title should be easier in Hurghada if the first official owner was the council via the army.

My land had only been sold once before we bought it so no long paper trail for lawyers to follow. I think most of the current developments will be similar but maybe the local land / property ownership (non-tourist) may be quite different.

Post Red Sea properties Registeration

Dear Readers
As i know alot of people asking about what fees are for registeration and what people should do and sometimes feel lost.
for lawyers fees for a good lawyer it can be around 1500 L.E for registeration of primary contract and Power of Autorney paper that give you the full power to control your property its the most important paper.
On the other hand if you want to go for contract permenant registeration the lawyers fees will be 3000 L.E. this process takes 6 months as it have to be done through Cairo Court for Foreigners. but you have to be aware that if you go for permenant registeration if you like to seel this property in future the next owner can't do the contract permenat registeration before 5 years and its the Law for foreigners but you can sign with him the prime contract and give him or her power of Autorney paper.
For registeration fees that you pay if the flat is less than 100 square meter it will be around 3000 L.E and if more than 100 square meter it will be around 5000 L.E to be paid to government.

The source of this information is lawyers who work in my company Just Be Aware that this Law Only For Foreigners not Egyptians, as i work in this business i should be aware of this laws and points to advice my clients and make them aware of everything as honesty is the best way we should follow in our business that i don't let people buy and then they might know or don't know about this rules.so i wanted to metion this point that migh be alot of tricky people around who don't tell this to clients in order to sell and trick, i wana to clear our market here in hurghada some how i hope its helpful

Maybe you can share some of your tips with us regarding legal information for buyers,maybe point us in the right direction to what questions we should be asking when buying and how we stand legaly with some of these contracts.

Do your figures relate to Hurghada or Cairo or somewhere else - its difficult to tell from your post.

I have already registered land in Hurghada (as a non-egyptian) and it only took 3 months and cost nothing like the fees that you are quoting.

Where is it stated about the size of the property changing the fee - is there an Law number that you can quote since I've not heard of this before in Hurghada. How recent is you information - has anything changed in the last 6 months.

i will check with my lawyers about the law number but its realy long time ago don't know since when exactly but at least 1 year did you have the green contract from the court for this land????

this figures relate to whole egypt except sinai as there is no ownership for foreigners
