Thanks for the enquiry. I know that WWD regularly check their developments and have structural engineers on site so there should be no concerns. One should look at some of the beachfront properties that have been there for years without any difficulties.

I visited Coral Sea Pearl yesterday with Mohamed from El Riad and raised the issue of the water; he explained that this is a common problem on buildings near to the sea and that their solution is to fill the site with hardcore and cement, apply a layer of bitumen and this acts as a sealant.

i think that these assurances then can now put people at ease who have bought there and this is doubly confirmed by wwd so i for one . are happy.

Yes this clears the matter up really,just watch out for the stirrers again they will be here shortly.As I have said before I have seen many developments with this issue and probably all the developments in this area may have the same issue we don't know,now which other developemnts are in this area?,answer quite a lot.
I don't want to mention any names at this stage but the people who put a downer on this and other developments that they do not promote are themselves working for other competition.Yes you know who you are and so do we now.
Don't let anybody on here get away with scaremongering any concerns just contact your/agent or developer it's that simple.

what do you think of the apartment onthe coral sea pearl plan

weve gone for b004 the groundfloor one at the bottom of the plan towards the right hand side. there is an entrance onto the terrace pool area so it wont take long to get in the pool

i think the complex is slightly more open outlook wise so i dont think the sun issue would be a problem can anyone else pass comment?

Spot on *********, lets use this site positively. Wayne i see you now have the technical drawing from WWD and the contrat issue sorted. As you all know if anyone has any issues or questions and have no contact with their agents let me know and i will see if i can help. Lets not let this end up like the Desert Pearl thread and be full of people panicking. If there are concerns lets answer them instead of guessing.

Hi Everyone. This is my first posting here. Does anyone have a recommendation for Egyptian lawyers to deal with the purchase and know approximately the costs for legal completion? Any tips would be fantastic!

ifyou take advantage of lawyer services through wwd and pay suject to their advance purchase shedule free legal services for conveyancing are offerd
i have heard quotes mentioned circa 900quid

registration notary and so on separate to legals around 3% or in our case around 500quid.. check out some purchasing advice on the internet re egypt
you will be registering the property with a notary and this is the best option as registering in your own name makes things a little more sticky re resale etc
aplaceinthesunlive website may be good... speak to propatastic, neil from rivermead or indeed your vendor..
reedraines maybe able to recommend a lawyert.... we have looked at a local lawyer to glance over the standard contract... there are issues with late delivery.... wwd have said they will be sending out a separate letter confiming a £500 pcm payment if delivery slips past 28days of the completion date.............. anyone purchasing at coral sea pearl please check this yourself with wwd......

the contracts in my opinion dont cater to let you all the finer detail resulting you asking lots of suplementary questions . everything is asumptive..


i will be interested to know stats on current pricing and what the percentage of units sold is at the moment.. i have no concerns now but id like to know how successful the sales of this development is doing ..

why pay extra for legal services they should be in with price of apartment.registration of property is extra but is not compusary, registration of property takes 2 years and from reading on here means you can not sell for 5 years if this is done (correct me if I am wrong).
