We are meeting with the developers Tomorrow[ Friday] to see the plans and choose an apartment so we'll have all the details then.
Should be interesting

How do you know when to meet the developers? Do they contact you with a time?
I was under the impression that those who secured early and were at the top of the list would be given priority on first choice?

Not that Im number one - far from it!

Just dont want to end up at the back of the complex opposite the bins!

Didnt say anything Real. I think it was a generic email to all those who reserved pre-release and not topic specific.
Think it was to calm down people i hope everything will be ok

Could be mate. Once the final plans have been shown then Im sure people will be commenting on their own individual unit with regards to size and cost and communal charges. Im new to all of this so am abit in the dark. Ive picked bits up via reading yours, Queenies, Peters and others posts on the forum so have a small list to go in with such as,...

Rental schemes (ie. is it time share or can I choose to live there pernamently)

Ive also just sent a PM to Zaied asking what the conditions are of him representing me as I think he is well respected within the community and Im sure he will make sure Im not 'bent over'!

we reserved through Pro-I and are number 7 on the list it's our first investment we have a list of questions regarding maintenance, furniture, guaranteed mortgage,etc.
If anyone has any questions, we'll ask the developers and post the answers tomorrow.

just tell him people are so worried about the final plans and they need to know what is final decisions regarding prices and square meters and what net sizes and how they calculate flat sizes? they should come and answer people questions or send mails to say details

Dear All.

I have just got back from the meeting with the directors. I can report that a website should be up and running next week with prices and sizes of apartments.

I believe that the developers or relevant agents will be sending e-mails in blocks of say 10 to 15 to people on the list. Depending on what number you are on the list you will have a choice of apartments to choose from via an online service. Once you have chosen your apartment the apartment will be blocked out and you will receive an e-mail confirming you reservation. I believe that CGI technology will be in use, so that you can zoom down into your apartment and see how your apartment will look and the views you will have from your terrace.

I was very impressed with the development as a whole and it will be better than anything on offer in Hurghada in terms of location, views, finishing, management, and resort status.

The issue of communal area was discussed. I believe paying for the communal area is common in Hurghada and the issue is discussed in detail below:


Definition of common Areas


At this stage I would like to distinguish between individually owned apartments and the common parts of the properties. In the cases where several individually owned apartments are situated in one building, every owner of the individual apartment owns also a part (common and abstract) of the common parts – entrance, stairways, corridors, etc. In the case of Hania being a high end luxury development with ‘resort status’ , the common parts include also facilities such as the roof terrace, glass fronted reception area and many other common facilities to be used by any of the owners and guests.



All apartments in accordance with the legislation receive the corresponding common parts based on their own sq. m., e.g. the bigger the apartment is – more common parts (m2) it receives and this is a condition that is implemented by the designers of the property.


I personally do not consider that this approach in incorrect and is common practice in all such developments. In a nutshell the more the common parts are, the more are the common facilities that are to be used by the owners and visitors.




With regards to Hania the common areas are roughly 10% greater than the average due to the luxurious nature of the resort. Please note that it has not been decided how much of the common areas will be included in the gross area (hence paid for) which is still to be decided.



So in conclusion paying for communal areas is common practice in Egypt.

I found the developers to be honest and open in their discussions and our conversations were frank and to the point. I believe that we won't be dissapointed once the plans are released, and me and my collegues are definately proceeding with our purchase on the Hania Beach resort!!!!
