Hi Skip.

As I've stated in previous mails the developers stated that it is common practice to pay for the common areas in Egypt. As Hania has resort status it has to adhere to certain regulations to gain this status ie. larger corridors, swimming pools, elevators, terraces, communal roof terraces etc. As a result the communal areas will be larger than those offered by other regular developments (Hence more communal facilaties on offer), in addition we have superior finishing, a rental management company and many other benefits that will be revealed on full launch.

This still concerns me, Mr Skipsey. Not being made aware of it at the start is the problem. If, for example, I planned to spend K75 on an apartment, added legal fees, furniture, etc., and borrowed K80 to cover it, the unexpected additional cost means I would have to go for a cheaper apartment so that I could pay for the communal areas.

Red and Rapture seem placated, but I really have to wait and see exactly what the communal charges will be. I will not purchase an apartment that I'm not completely happy with, so if the extra cost means I have make sacrifices... well, we'll see...

Roger,

I understand your concerns, but I think it's best that we wait and see what the final offering is before we speculate on what may and may not happen. Like you and many others, I have a budget in mind, which I am not willing to exceed. From what I have been told by the developers so far I will be going ahead with my purchase. But if I am unhappy with any detail then I can get my £2000 reservation back and simply move on. We have nothing to loose by waiting for full release.

The thing that worries me Red is that no one seems to know how much extra we will have to pay depending on what size unit we have reserved.
Its all very well waiting to find out but from what I gather everything has been finalised and people such as yourself and Rapture have already picked a unit out of the list.????

This must mean that they have total costings at hand if they are allocating units?

I dont mind waiting but on the other hand if we wait too long then it could be a case of opportunities missed!

I have a set figure too that I am unable to exeed so need this issue to be resolved asap.

Sorry mate, I was under the impression you had. My apologies! Gotta be soon,..I dont like having access to all this money. Makes me spend it on silly crap!

No problems Skip. You need to chill and see what transpires. You will be under no obligation to purchase if you are not happy with any detail of the development, and we all have that option and we can all get our £2000 back.

Buying pre-release is always difficult as there are so many unknowns. But we don't have long to wait now and hopefully most people who are looking to purchase will be happy.

Redangel7861, this is a bit like the build up to Xmas....kids getting excited, you drop hints about what they might get and instead all they get is a really big turkey which cost you more in the end! You seem like a very savvy investor (it took me a week to read this thread!!!) and clearly this makes sense to you but it leaves me with more questions than answers - and I'm out here thinking hard about where to buy now and this thread doesn't inspire me, and it should as it looks like a cracking location and project! TC

Hi TC.

What exactly are you unsure about, maybe I can help. People must realise that this development is at the pre-release stage, hence not all the information is available. Once it has been officially released then you have all the information in front of you to make an informed judgement as to whether you wish to proceed or not.
