16,000+ threads shows that expectations were high for this development. It's seems the regular buyer and investor are disappointed apart from a few. I did have a post which mentioned getting a turkey at Xmas, which is partly true it seems and which is a real shame. Why because the plans look good, the CGI's are awesome and the location is great......so why go half cock at a pre-launch which makes no sense really. I still like it but will I be investing probably not but good luck to everyone who will and I wish it all the best. Cheers TC

Sorry to hear your not investing. But more than a few people are happy and are buying. Everone I know is proceeding with their purchases. Not everyone who is purchasing on Hania is a member of this thread.
I've looked at some of the work the Developer has done in Eastern Europe. They stick to their promises and deliver what they say they are going to deliver. The external and internal finishing of their aparments in Bulgaria are astonishing. They've promised that the finishing on Hania Beach will be incomparable to other developments in the area. Looking at what they've produced in Bulgaria, I believe them.

believe me I do hope it works out for everybody concerned as it shows buying in Egypt in a good light and more people will come and invest / live there which is a positive thing. No development is perfect I know that but it's small thngs that put people off and there is no need for it. Hania is already at the top end of the scale in terms of pricing in this area so I do hope the finishings are as they say. I will watch with interest from afar. Cheers TC

Id still like to know what total living size is per unit as I think gross area is including the % of comumnial area alloctaed to each apartment. Does anyone know if this is the case?
Also,.....at £700/m2 your looking at a new profit margin of about £22k when its completed.
At present the extra £15k that this has now reached is beyond my budget and I shall now have to approach the bank for financing. If they agree then I shall be continuing. If they refuse then Ill simply look elsewhere.
But then what happens if I find something else only to have all this happen again?

I'm still considering, George. The problem is - I shouldn't have to make decisions like this at this late stage. I still like the development and will probably buy there, providing I can get something I like. I'm kind of torn between a 1 bed and two studios now

Roger, I spoke to Stuart at E-I late this afternoon about the greying out of certain studios.
He has no idea why this has happened either.
Eg. As far as Im still aware if person 36 on the list has requested studio 101 and you are person 20 on the list and request the same studio on Thursday then surely you should get it????
Isnt that why we have a 1st and 2nd choice?
I for one have seen a studio that I like greyed out and this was this morning. It was my 2nd choice so Im hoping my 1st choice is still availible!!!

I asked stuart about one of the 1 bed apartment that was greyed out (was my first choice but dissappeared over night), and was told it had gone to someone buying two 2 bed apartments. Part of the deal or something. I guess the ones that were greyed out from the start went to people involved in the development.
I'm not sure how the whole queuing systems is going to work. I was told to be on line at 8.00 to reserve to have a better chance of getting what I wanted. That doesn't sound like any queue system to me. I've emailed Dan aswell, to see what the score is, but no response yet.
If I was you, Skip, I'd be there waiting at 8am - just in case! (If work permits)
Anyway, after mulling it over, talking to people and wavering violently between my options, I've gone for a 1 bed executive (front-line) on the roof, which means I was able to book it today. As far as I know I've got it, but I'm awaiting confirmation.
