No doubt about it in my mind. What was Cape Verde until the 'Developers' found it? Most people (me included) didn't even know where it was!

I wouldn't even compare Cape Verde to Egypt yet.
I think Cape Verde Islands will take some time to get up and running.

Anybody know who the developer is for the Ocean Breeze in Sahl,is this a beachfront property,also would you recommend investing in this development?...

Resort Alliance - same as Palm Beach Piazza and El Andalous.

Yes, it's a good development - a fair price to pay for prime beachfront.

It's pitched as a 'family resort' - a combination of villas and apartments. Not as in the middle of things as their other two developments, but some people prefer that, I imagine. Horses for courses.

I really think that you are missing my point .

Yes I love El Gouna and why shouldnt I ? It is as you say my "little piece of paradise" . You came along and DIDN'T tell people about El Gouna as you have your own financial interests elsewhere THATS whats not fair about all of this .

So why not let others in on the secret when you wrongly say that there is no property there for first time buyers ? I WANT more poeple to know about El Gouna

I have no problems at all with the new developments either.I want people to come to Egypt . I love it here and have been visiting for 20 years . I would love to see all of the El Gouna to Hurghada road eyesores turned around as at the moment its an embarrassment and could be twinned with Baghdad .The properties are cheaper because of his . In the same way that a property in Hackney is cheaper than a one in Chelsea .

I do not ,however,share your certainty that this will happen quickly (you contradict yourself as your past posts also warn of the possibility of unfinished projects on this road when you are promoting Sahl) Of course developers will tell you all will be perfect ,they have money to make ,but at the moment this is speculation and can not be guranteed .A developer has no control over what happens or more importantly doesn't happen in a neighbouring plot . My point is as always to tell the people who dont know the area to check it out as its will not be to everyones taste . There are some people who buy before they have ever visited Egypt ,this is a BIG risk. It worries me that this forum isn't very balanced against the potential negatives for purchasers.......Fake pyramids need I say more .

I am on your side; I too love Egypt (probably because I am Egyptian!) although I was brought up in the UK. I am planning to make Hurghada my home and I would be very interested in your response to my recent post on 'Living in Egypt' as there are many things I don't know and I need to find out before bringing my family.

Funny you mention the fake pyramids. I was dragged off by my girlfriend to see some show which involved people riding horses around mini-pyramids and sphinx, etc. This was somewhere in the Intercontinental/Magawash area.

Although I found it to be totally lame, the package tourists we were with were lapping it up.

Different strokes for different folks.

If we compare resorts to cars, I'd equate El Gouna to a Mercedes and Sahl Hasheesh to a BMW. Personally I prefer BMWs to Mercedes, but I know that they are all good cars.

To continue the analogy, the Al-Ahyaa/El Noor/Road to El Gouna region I'd compare to a Toyota Yaris or something. It certainly doesn't have the prestige of the other resorts, but it's decent value for what you're getting.

There are markets for all these resorts.

This was actually what I suggested to one lady posting here who was looking at the best way of investing GBP100k in Hurghada.

For the price of something fairly basic anywhere on the Med you could build yourself a nice little investment portfolio with one property in:

Touristic Center
Al-Ahyaa
Sahl Hasheesh

This is what I would do if I had GBP100-120,000 to invest in order to spread my bets as to which area has the best growth potential.
