What do you think is the best current development within egypt?.
Please give development name and purchase price and why you think it is the best value in Egypt.

My thoughts will be revealed as Propertastic's Complete Guide to Hurghada Property and Egypt's Red Sea Riviera Real Estate will finally be released.

It would have been out tonight but we ran into some last minute technical problems and my tech guy had to go to bed at 3.00am. It should all be sorted out by tomorrow afternoon though.

I will say now though that there is definitely not a 'one size fits all solution'. How much of a premium is beachfront or a sea view worth, for example? Also some developments are better for studios, some for 1, 2 and 3 beds. How much space do you need?

With over 30 developments to choose from, it's really hard to find a clear winner.

Just seen a draft of the new guide - so much info you'd think this guy was living there - interesting writing style - "tell it like it is" stuff.

Excellent guide with prices for all developments mentioned.
Also shows best value apartments. A lot of developments mentioned here well worth a visit log on now.

If anyone was thinking of building a new complex in Hurghada where would you want it to be? Beachfront or in the town? El Kawser? Village Road? Nearer to SH or El Gouna? Forget about money, just the best location and why?

Its got to be on the beach in the new touristic area within Hurghada.
Personally I think the nearer to the airport the better.

Money no object? Then I would try and buy the land that the Sheraton/Le Meridien is built on and redevelop it as luxury apartments.

The Sheraton was the first resort built in the 1960's, which is why the Courniche Road is also known as the Sheraton Road. As the developers of the hotel had the whole coastline to choose from, they naturally chose the best plot. It was later taken over by Le Meridien.

The building is closed as it's the best part of 40 years old now. I guess that they are going to refurbish it.

This is the best area in Hurghada. The View, which I liked very much, is the only beachfront development going on in this part of town and it must be a terribly expensive project to build as the land rises so rapidly from the sea that they have to create terraces.

Best of the available plots though is one right next to the Intercontinental, which is being developed by a company that you know very well, Peter. They say that they should start selling it in Q1 2008. It certainly won't be cheap, but it looks like the best piece of land in Hurghada available to developers at this current moment.

You're right Nick - we'll have to 'watch this space' for that one for just a little while longer! But that wasn't the reason for my question. There are a lot of smaller companies out there that would consider building smaller high quality projects and if you were planning to do this my question is 'where would you want it to be?'.

The military is sat on most of the best building land in Hurghada at the moment - opposite the public beach in the Arabia district, plus in El Halal, just to the north of the built up part of the Old Town.

With millions of other square kilometres for them to play soldiers on, it can't be long before someone makes them an offer they can't refuse.

As I was told over and over again in Egypt, you can do anything you like if you know the right person and grease his palm to the required amount.

I think you can do anything, however military wise I think would become a presidential issue, so anybody know the president?
