Great project, great location...will be big, luxurious and more spread out than smaller developments. Good pricing too!!

Location is within the most established part of the promenade which gets the thumbs up from me!

Just taken a client out to it this week and he was very impressed with the location and facilities, cancelled his reservation from another project and bought 1 on here.

Do you think that the size of the development (going to be relative huge)
will not be a problem? Is it better to live in such a 'European' place?

Do you think that it is better than, for instance, Lotus Breeze?
The prices are very similar. What are advantages, disadvantages?

What about the quality of finishing in West Side Village in comparison
with other projects?

So on, so forth. The more you can publish, the better.

Not sure it's ideal for living in such a large project with pools and lots of people/children.

However for rentals investment purposes it will be ideal with all the facilities included on the resort.

The only risk with such a large project is will they sell it all and develope it within the 24 month construction period. So long as they sell 50% of it that will be ok to complete.

In comparison to Lotus Breeze...I think the location is miles better, it is closer to all the best facilities on the promenade and the most established part of the prom. It is also more likely to get beach access within the Marlinn Inn than say Breeze will within the intercontinental!

Other advantage is things in this area are more develope so if you have a sea view today you can have a better guess as to whether it will in 2 years time or not.

With regard to quality of finishing it should be to a high standard. I beleive it will be equal to if not higher than Lotus Breeze.

sounds a really good project. Can anybody confirm whether the prices for the apts include furnishings and if not how much you are being charged for the same and what is the yearly maintenance fees ?

Exclamation price doesn't include furnishing

Hi The price for west side village doesn't include furnishing if you read carefully its description in any of the websites you will find the following sentence
Choose from a range of contemporary furniture packages
So its only for the unit the price include finishing

Here are details of finishing of West Side Villagewithin the standard price:

Marble and ceramic flooring throughout

I don't have information on the 'official' furniture pack prices, but I have quotes of GBP2750 for a one-bedroom apartment from third-party suppliers. You would need to add around GBP700 per room for aircon on top of this to get a final turnkey price.

There is a flat fee of GBP1000 for legal on top of the purchase price for buyers at WSV. I think this is a bit steep but, but no development is 100% perfect.

Maintenance costs are stated as being GBP500-800 per annum dependent upon the size of the units.

I don't want to get a spanking for promoting projects that we are selling, but I just got info a couple of hours ago on a very similar high profile, large project located just 200m away from West Side Village.

West Side Village is currently priced at GBP400/m2 (exactly the same as Lotus Breeze - I consider it the going rate at the moment for the Touristic Centre)

This new project is priced at EUR1000 = GBP750/m2

Do the maths for yourself and you can probably guess which I think which ones makes for the better investment opportunity right now.

I can confirm as of 3.00 pm today that WSV are planning to install Heated pools throughout the complex. The builder is the owner of the Marlin Inn Hotel which is right opposite the Development. The private beach there is superb. Also the payment terms are spread over two years which makes WSV very affordable. I will publish site photos later.

Hi SHO,

Having come back recently from this area I would say that both sites for Lotus Breeze and West side Village are great. I do have concerns having seen the pricing on West Side Village in that it seems to be more expensive as you get a higher floor on the development. Lotus Breeze is the same price throughout.

Lotus Breeze is being developed by El Riad who also own the Lotus Project which is in front of West Side Village and I beleive in a better location.

As for WSV being in a miles better location i have to disagree. Lotus Breeze is surrounded by the top hotels in that area ie Steinberger, Intercontinental, Hilton, Pyramisa, Grand Plaza. The area is also modern and there is a deal for owners to obtain a Club Pharoah card from NMH to use the 5* Hotel beaches which make Marlin Beach look sub standard. In any event there is a large Public Beach nearby the Lotus Breeze.

As for prices Peter Mitry had posted and I had heard the same that Lotus Breeze was still being sold for £375 per sq metre until March 2008.
