Does anyone know if it is possible to sell your unit at this stage, if so how do you do it? Need to free up my finances but have already paid 40% and bought furniture package and air con

I enjoyed the pictures submitted and would like to know how the Egyptian real estate market is doing? I have never traveled to Egypt so I would like to know how safe it is for an United States citizen? Also if anyone knows of other new developments going up in Egypt please post pics or send them to me via PM. I have some money that I am looking to put into overseas properties. I have chosen Spain to purchase and still would like to make a purchase in two other locations. Any information forum members can provide me would be great.

Hi,

Egypt is beautiful and the people there are very friendly regardless of your nationality, I have met pleanty of American citizens whilst on holidy in Egypt, both in Hurghada and Sharm El Sheikh.

The property market it booming - since purchasing my apartment a few months ago the value has increased by £5000 and it is still not complete for another 10-12 months. The boom in the property market in Egypt has been publicised so many brits are now catching on that it's a great place to invest. Hurghada is being renovated to bring in line with the growing tourists and new developments so in several years it will be completed and look beautiful. I don't feel safety is an issue whatsoever although shop keepers can be slightly intimidating when trying to get you to look in their shop for something to buy but I wouldn't let this put you off.

With regards to new developments there are loads, these are all over Egypt, just search off plan developments in egypt on google or another search engine and you'll have pleanty to consider, many have rental guarantee with their properties. Just check if it's freehold or leashold your looking at- you cannot purchase freehold in Sharm El Sheikh anymore due to new laws.

I'm looking to sell my penthouse studio apartment fully furnished so if you know of anyone looking, please spread the word lol.

Exclamation Disco noise

.I,m in Desert Pearl this week and the music noise from the outside disco at the Sindad Bowling alley is noticeable but not extreme IF you have the all doors and windows closed !!!.

When DP2 is complete I think DP1 will be OK.

Not so Coral pearl and DP2. It is right on top of the disco - so unless it closes before Coral Pearl is completed it will be very much a feature for residents.

Desrt Pearp 1 & 2 are next to Coral Pearl beibg a little further away on the same busy street.

Hello,

Please can I ask what everyone is planning on doing in relation to signature validation on their property, is it best/cheapest to use WWD's legal services or safer to use independant lawyers in UK?

I've had a quote from a bristish legal firm and it's a bit more expensive than WWD said it would be using their reps, has anyone any thoughts on this?

Also any idea when Coral Sea Pearl will complete, I've read that it will be August 2009 now.

Saw CSP last month, they were only half way along the second floor! I reckon on August completion. The space between DP2 and CSP looks good, much better space and consequently pool size. I'll try to get the pictures on soon.

I would aways recommend getting your contract check by a Lawyer not with the developer to be on the safe side.

Coral Sea Pearl will be ready fro August and i agree is looking superb with the space available around it. I have clients that have purchased in this development and they are over the moon with the development and how it will look. They have had there contract check by a lawyer and everything is ok with them

If you need one i can recommend one that has offices in Hull & London
