I believe anybody who has invested in this development should just wait and see what it will be like,I think the majority of buyers will like what they have purchased.
Personally I am always trying to hide from the sun when in Egypt,I love the warmth but the sun im not too bothered about.
I know a lot of people will be bothered if they don't get any sun we will surely have to wait and see.

Default The SUN is not the only thing to look for in Egypt

The SUN is not the only thing to look for in Egypt, but most Uk people feel "the need" especially during the UK winter so it is an important element of your purchase if looking to use primarily during our autumn, winter and spring.

Too much Sun is bad for your health and I suspect that summer in Hurghada will be far too hot and sunny for most Europeans but that is when a development like this will have the best sunshine within the apartment complex.

Very few apartments blocks in Hurgahada, without a roof terrace, will get much sun during the winter due to the low angle of the sun and the number of high sided buildings. Going to a beach is going to be the best answers for most apartment owners, but then you do not have the full benefit of sitting quietly in your own space watching the sun go down !!!

I think you are right dave99 for sun worshippers there may be a problem,However it's certainly not the end of the world.I was in Hurghada in June/July believe me I was glad of the shade,however point taken in winter things may be different.

thanks for all replies. i did visit the site last christmas but could not work out where anything was or would be. i am not a builder or property developer, just a normal person who has worked hard and saved hard to buy my own place in the sun [ha] to enjoy all that brings.that is why i bought a studio [the most i could afford]. i had arranged to be met by a representative from investors in the sun but was not contacted at all by them in the 2 weeks i was there [not impressed]. no one i spoke to there could confirm anything. re the floor levels i thought it was 0 for ground 1 for first 2 for second etc etc therefore 2nd floor is level 3. yes?? also re air con units i was told they are 500 GBP supplied and fitted by d'elise outside on balcony but would be covered by trellis.agree totally with dave 99 about sitting watching the sun go down quietly in my own space. bliss!!

A major premium resort near Hurghada defo would not take any penalty clauses for late delivery, and even had the cheek to add an extra clause stating that the common facilities (eg garden, pool, roof terrace etc), could be upto ONE YEAR later than the apartments.

Hi sally,

You are right this particular development would class the ground floor as zero as it is the same builder as suleder where they have done the same.

As a developer I know how difficult it is plan for hidden air con units. The shape and location of the development has to be done with this aspect in mind and placing on a balcony should be the last resort. I have a similar problem but will cover exposed units with something that has been now been planned into the front design, probably woodwork of a similar colour to the main building, and away from the balcony, but this will only be for about 4 of the 24 apartments, and even then only for the extra a/c units in bedrooms if required, all the standard units have been hidden.

This development seems to doing the air con for all units on the front of each apartment and I suspect that covering with anything will make it less attractive than it could have been given the bright white finish currently on show.

By the way as far as I know it will still be pink. Although it looks great in white clients could cause a stirr if its different from the visualisations.
