This is the sensible way to approach things; so many people furnish their unit and wait for the phone to ring!! In my experience the people who get the best return are those that network with family, friends & work associates. Not only do you have some comfort in knowing who is using your apartment but at least you have some comfort in knowing that the people who are using it SHOULD look after it better. I know this is not always the case but renting to complete stangers is always a bit of a lottery.

Was always my view to rent this to family and friends etc at £150 to £200 a week and i will be living for 6 months in our other apartment in Sharm

My tip for successful rentals is as follows:

If I wanted to rent an apartment in Hurghada I would simply go to Google and type in:

hurghada apartment

And other possible variations of the above, i.e. to rent, red sea, etc.

See who is coming up in the first few listings and approach them to add your property to their books, because those will be the agencies that are getting the lion's share of enquries.

I am looking to buy at Hurghada Dreams and to be honest I would be shocked if i could rent for 5 weeks of the year due to location but hope for good investment over 5-7 years. Plus i need winter retreat fed up of walking on the white sea (cant dig deep enough to swim) for my winter holidays If i could get returns i got on white and black sea properties i would be most happy. Although it appears i am about 2 years too late for that . White sea locals rent out, black sea tourists rent, from what i see there is more advantage and service to get hotel room in red sea for the time being.

Thats my plan too! I want to make our apartment home from home with all the things i have at home (dishwasher, washing machine, tv/dvd/xbox..etc..etc) and therefore dont think rental on the open market would be an option - too much of a lottery! I am looking to rent to business associates, friends and family but as we are not depending on a rental income from the apartment or even a return (although it would be nice!) we are in a different boat to someone who is buying purely for a rental return.

It does seem unfair that people are mislead by developers and I dont really know what can be done to avoid this - I agree with the previous posting about getting a good lawyer on the case - and one other word of advise I would give is if you are buying from the uk use a local based English registered solicitor for the initial purchase. For our initial purchase (which i have recently cancelled) we used an Egyptian lawyer as recommended by our UK based agent. This has caused no end of problems as we are now having difficulty obtaining a refund of our 1st stage payment following cancellation - as the solicitor is Egyptian the laws in this country do not apply (unless he is practising English law - which he isnt) and therefore any disputes etc would be dealt with by Egyptian law in Egypt which makes things very complicated. If you pay your monies through a registered solicitor in England things are very different and you are protected by the Law Society and the regulatory laws.

I would say at around £3k per annum you would have a fair chance.
It may certainly be better once there is cheaper flights to the region.

You have an easier chance then.
Some people are even advertizing now for rental opportunities even though the apartments are not complete.
As i said i have 6 grown up kids all wanting to rent with friends etc and the circle of potential rental clients are growing by the week so my first year could be quite good.As long as expenses are covered then i am not too worried.

I have registered with our (WWD) new company visit-hurghada and hope they will market the appartments strongly. In addition i will market our appartment in the local area and family/friends situation and finally in the diving world which i am strongly involved in. It will take a while to get a rep and our name known round and about but hopefully eventually we shall get an investment return. The flights situation is critical for UK rental capacity and we need good German and continental exposure all of which has been promised by Visit-Hurghada so lets see. Here's to a merry adventure.
