Hi Mohammed has confirmed with me today that the Desert Pearl will be painted as was initially planned,he also states the finish is 60% complete.
I havent gone into too much of the details with him however that is new directly from El Riad.

Hi Dunny,

Was there not a late clause in your contract?,for instance if not completed on time they have to pay you so much a week.

There is definately a case here for paying your own lawyer to check the contracts; for sure no Developer is going to offer you a late completion clause but if you get your lawyer to insist then you have a good chance it will be included. Having said that, one month is not unreasonable but three months or more and you should definately be seeking compensation.
Trouble is, without a 'late completion' clause your Developer will simply offer you your money back; your options are then to accept his offer and accept also that you have loaned him your money interest free during construction or to put up with the delay.

Hi Peter,
I have a late completion clause in my contract and I would urge anyone buying an off plan development to include this in their contract, as this is a major issue in Egypt at the moment .Trust me people the developers will offer you these clauses if they want your money, insist on it then at least you have something to fall back on.

Hi guys unfortunately the contracted date is March 08 so they are still ahead of the game if they come in before then. I fully anticipate completion before then but watch this space.

Hi dunny69,

You are right the completion is for end of march,I also think they will be finished by then, the only problem may be the muslim eid holiday where nearly everybody takes at least a couple of weeks off.
I have been told by the developer the finish is 60% complete.
If they are working 24/7 then they should be able to hand over on time.

Still being told that even though delayed, should be ready by February.

I think the latest internal living room photos could actually be my apartment, although it looks like an extra door has been added next to the 2nd bedroom?

oh, well, who knows! Its the right layout, apart from that extra door anyway! It can only be 1 of 8 apartments... Didn't think the bathroom was finished very well, hopefully a polish will improve it!
