Default Contracts

Had a nice chat with Elena (the estate agent for Property Gems) this afternoon. Apparently the first batch of contracts have been delivered, mine wasn't amongst them, but she thinks it shouldn't be too long before the next batch are sent out.

Guys I would be concerned if I was you (re regarding the road) these are artist drawings, they clearly show a road if you look closer you can see a car in the drawing.

Ask your lawyers to check this for you on the planning approval.

Yes, I've seen the little car on the drawing too! I checked this 'road' on Google earth last night and it appears to link up to the road on the frontage one side and just ends in the middle of nowhere the other end! I will be cross if it is a road as that defeats the whole purpose of buying a beach front apartment, in my opinion. I don't book hotels for my holidays if they're not beach front as I, like a lot of other people, do not want to cross a road for the beach! Also, as the beach is supposed to be private, surely if there is a public road running straight through it, it can't possibly be private?? I will be emailing Zeiad later today so I'll mention it again to him.

Contract arrived today, now it's time to start parting with some 'real' cash Anyone else got theirs?

Everything looks to be in order, except the £1000 reservation fee we paid to Property Gems hasn't been deducted! Hopefully this will get sorted out quickly and won't hold everything up

Hi Suzi
I am at the airport waiting for my train having just returned from Hurghada. I have reserved an apartment at Oasis Marina and have to contact Zeid on Monday. As you are at the contract stage can you confirm for me that he has checked all the Due Dilligence requirements for this development?
Thanks a lot and hope to meet up at a 'Grand Opening' !!!!

Hi Annette and congrats on your purchase Which block/no./floor is your apartment. We're block H, no. 1 on the pool level (ground floor).

Zeiad has checked everything for Oasis Marina and, possibly more importantly, the Iraida group. He has confirmed several times that everything is 100% satisfactory, so, all being well, this transaction should go through with minimum discomfort.

I'm a little worried about the £1000 reservation fee we paid to Property Gems, as we were told that the 20% deposit would be reduced by £1000 already paid! Don't want to end up with similar problems that another forum member has experienced with an estate agency! Although it's a small amount in comparison, it is still a lot of money just to 'right off'

Yes, I'm looking forward to the 'Grand Opening', want to be the first to stay in our apartment. I've already warned them at work that I'll be requesting 3 weeks leave Dec 2009/Jan 2010 LOL
