We're going to El Guona on the 18th July for two weeks, family holiday staying at the Movenpick Resort and Spa. The property agent is going to arrange a meeting for us with the developers whilst we're there, so we can have a look at the site and view other property these developers have built, so they can show off their workmanship to us. Is anyone else from this forum going to be in the area around this time, may be nice to meet up one evening for a drink and chat??
We went to Egypt a few weeks ago. have visited the site and seen the finishing in other completed developments. I must say the finishing is excellent. High quality and this should be agood development. They have altered the plans and halved the number of apartments to include a hotel instead. Nice location and good buy with the options. We were impressed.
Only reservation we had was why were the villas set so far back from the road.? Questioned this and was told nothing would be built in front but I had a slight worry a few executive villas may appear and this would ruin our view. Don't like the thought of space in front . !! Good luck and enjoy egypt

Think i read somewhere there is going to be a restriction of 200 metres from beach on new builds in this area. This may explain it.
Can anyone confirm this or am i dreaming.

mmmm that is slightly worrying Surf, hope it's not going to be the case! The estate agent told us it will be gardens and pool in front and to the side of the villa apartments. Is there a road between the gardens and the beach? I have seen only one artists impression that does show what looks to be a road, then on others it appears that the gardens are straight on to the beach. Are you purchasing one of the villa apartments too?

I spoke to our property specialist last evening about this, amongst other things. She confirmed that there is a new 200m law which applies to all new builds north of Hurghada, also the law requires a promenade to be in place. This will explain the distance and also the 'road' I thought I saw in some pictures, which will possibly be the 'promenade'. She did say that this should be raised with our solicitors so they can check it out and verify this to be true.

The road shown on the plans in front of Oasis Marina is just a service road! Thats all.

Hi there! have you purchased in one of those beach front villa apartments? Are you saying that they might build some more villas in front of the currently planned villa apartments which they are selling with rental gurantee for 5 years/
Please try and clear the matter as I myself have already put the money down for a 2 bed beachfront villa apartment in block D.
Have you guys received the latest layout?

thanks.

Chandra

Hi Primo,

Your input would be extremely useful but no selling please!

Any questions just give one of us moderators a shout

Regards

Linda
