Suzi is correct I have also recieved my contracts , I am working with Zeiad and Peter Mitry who is also Suzi's agent.
I know Suzi is having a look at the site and I am sure she will be posting on here any info she gets while shes out there. I am going over in September so if there is anything else that needs to be asked etc happy to do this for anyone.

Hi Annette thanks for that now am feeling left out, , hope mines in post, lol,
although i found out that Phililp morris our solicitor didn't make the planned trip to see peter due his daughter he's hoping to go this weekend so perhaps we'll hear something later. Not to sure if contract from Germany this time or direct from Iraida just know post from abroad can be slow. Have you spoken to suzishe was saying that article missing was sorted have yougot it sort to helen

Ask them to email them to you, Zeiad emailed ours and sent us instructions re printing off / signing etc.
I have spoken to Suzi re Article 13 and details of compensation for late completion, I had this in the one I received , think Suzi brought this to Zeiad/Peters attention and it got sorted today.
I hope she finds out more info re the sqr mtr 'communal' area that were paying for.

We do have a very few studios left in Oasis Marina; they are 45m2 and most have balconies with sea views. The price depends on how you buy. The best option is to buy turnkey (fully furnished) with payment in full within 8 weeks. For this you will get a 25% discount plus a five year rental guarantee at 8% per annum of the gross price before discount. You will also get 12 weeks per annum personal use of your choice.

An alternative is to pay just 60% of the turnkey price and the balance of 40% is paid to the Developer from the rental guarantee over the five years.

You still get 12 weeks per annum personal use. The price before discount for a fully furnished and equipped studio on this front line beach development is 42538 GBP. After discount of 25% this comes down to 31904 GBP.

If you chose the 60/40 option you would pay 25523 GBP and the balance would be paid by the rental guarantee.

It is normal for all Developers to quote the gross total area of apartments which enables potential buyers to compare one project with another. Oasis Marina is no different.

It is worth pointing out that any gross calculation includes the 'footprint' of the apartment which includes the area of the walls, both internal and external; this is not necessarily 'usable space'. It is also normal for the gross area to include 15% for balconies and a share of common areas like hallways.

The bottom line is that a typical apartment in Oasis is no bigger or smaller than an apartment of a similar size anywhere else. Few people can actually visualise an area in m2, let alone imagine how that relates to actual room sizes.

what if i chose 60/40 plan and pay full within 8 weeks did i get an extra 25 discount

Default Maintenance Charges

maintenance costs etc, should be considered, as the price increases in
El Gouna, contrary to contractual projected figures are up 35%.
These issues are important, especially on re sale value..... be aware !!

Unfortunately not! If you choose the 60/40 payment plan you will pay 20% reservation within 14 days, 20% in 8 weeks and 20% on completion in December 2009. The income from the 40 weeks annual rental for five years pays the other 40%. Your 12 weeks per annum for personal use can be either used by you, family or friends or can be rented out to give you some income.
