Hi Chandra, Please see my previous post (above). We are buying a 2 bed villa apartment on the ground floor block H. I will ask Zeiad to look in to this further at some stage, but I am quite reassurred that there will not be any building in front of the villa apartments as this would breech the 200m/promenade law. When we go over, this is also a question my husband will put to the developers.

Don't worry Chandra! The will be absolutely nothing built on the beach in front of the Villa Apartments, except the odd beach bar, but certainly to permanent building of any kind.

I have just been checking out the Iraida website and thought this may interest you, if you haven't already found it yourselves. I am surprised that it states on the website Oasis Marina phase 1 is due for completion December 2010, we were told 2009! Phase 2 is due some 12/18 months after phase 1, so, if this isn't a printing error, it's going to be a year longer than anticipated before we have our dream holiday apartment! They've also created a calendar which will show monthly progress, April has been added already. Click the link and check it out

Hi SuzyQ the website is out of date! Originally Oasis Marina was going to be 2400 units and this is what is depicted on the website. Obviously with so many apartments it would never have been completed before the end of 2010!! However, the plans have since been reduced to only 660 apartments and only the first 140 beachfront units have been released. These will be finished by December 2009. The remainder plus the hotel will come later.
The object of building the beachfront units first is to protect the privacy of the beach for the benefit of owners so you will not be disturbed by the building at the back of the resort.
With less units overall the design of the buildings has also been improved and there will be much more space for the gardens and public areas.

back on thread...visited the site 2 days ago, and took pictures..is there a place on this forum to post pictures? over to the mods...

on the issue of the area infront of the villas i was told that it will be partly an area for beach entertainment...basically theres just too much beach! so i am thinking non permanant structures like beach bars, volley ball courts, beach soccer etc...

i questioned the fact that at low tide, if you were playing volley ball, beach soccer and the like you would need somewhere to cool off like another pool..cheeky i know but they do take on board our ideas..also my guess is that down the sides of the development they will build the cafes and restaurants that people will need whilst being on the beach..

as always in these situations you have to trust the developer to come up with the best he can, its not something to be rushed into..the developer will want to come up with improvements to the area that he can..and thats the most important thing >> this zone in front will be for the use and enjoyment of the owners, and guests of the planned hotel.

Sorry I think I have misled what I mean't. The area has a200m build restriction from the sea . So from the sea you have 200m of beach which only low rise non permanent beach facilities are planned to be built, then you have wot is at present a service road. This will become the promenade. Then the villas from the prom does not start until about 150 metres. This leaves a large area before the villas where the smallish pool and gardens are planned to go. I however felt nervous about this large area to the front ( Of the pool to the prom ). The site next door has built right next to the prom and ?? would you have a pool right in full view of the prom. If this was clarified and put in the contract I wud be happy . However the plans have been changed once fro appartments to hotel etc and I feel there is an ideal space to the front of the villas for executive villas to be built jus like the palm beach villas just up the road. This was the only reason we didn't proceed with this development. The firm stated verbally nothing wud be built but ?

New law no building closer than 200m from the sea. New road in place being used as service road and will form the new prom.

We decided not to buy as we were unconvinced they would build in front of our top floor villa. There is about 150m of land between the pool and the prom road. that was our only oncern. What was to stop them doing phase 3 ? I hope i haven't worried you but this was why were decided not to go ahead. probably I'm being a silly nervous english man
