Default Solicitor for contracts

Hi all,

We've recieved our contract for the purchase at Marsa Alam Beach Resort but nothing about solicitors has been mentioned by the developer or our agent - are people having their's checked? Some people have mentioned Zaied - is he worth using and could anyone provide me with his or someone else who is recommended's contact details please?

Hi,

Just read on another thread that Zeiad is on holiday. I've just received my contract, haven't sent it to him yet though, will do that tomorrow. However, I'm going on holiday on 28th June for 3 weeks! Does anyone know if the due diligence has been sent to Zeiad yet? Do you think we will have our contracts sorted out within 2 weeks with all questions answered, or amendments made, arabic version received etc? I'm hoping we won't have to pay the money until I'm back.

Hiya Cheryl, I would email IPI if I were you and tell them about your holiday dates. They were OK about mine and its not your fault that the due diligence was later afterall.

I will keep you posted re the arabic contracts but stew and I are going to stick to our guns on this one. It would be impossible to enfore late penalty payments etc if your contract is still only in English at the time the development is running late.

For a selection of the best lawyers in egypt please go to this link.

All of them are top notch and if they dont do in house they can refer others. If every one is using Zaeid, then perhaps one or two of you wish to use another lawyer to get a balance and a second opinion.

ie. Not all follow the leader in case the leader is wrong.

2 heads or 3 are better than 1.

4) There is no indication as to the mechanism for future price increases to maintenance. This needs to be in the contract otherwise, we may face well above inflation price hikes.

5) There is no indication of the bank guarantee charges for the rental agreement. This is referred to in the investment guide and should be included within the agreement.

6) The timescales for completion are within 28 days of the reservation document. Bearing in mind that many of us completed the reservation document some months back, shouldn't this read within 28 days of the date of the purchase agreement?

The following are some observations:

Article 3, (e), the notice period required to reserve apartment under the rental guarantee is three months, in the investment guide this was 2 months. Probably not a major issue though i would prefer 2 months

Article 1. This paragraph is a bit confusing regarding payment. See also Article 3, rental is now paid each quarter, needs to be more specific e.g month etc.

If anyone has any comments, please feel free to post. I would imagine the purchase agreement is fairly standard with minor tweaks.

I am not put off by the omissions as these should be easily rectified.

I noticed reference to the fact that a buyers association would be set up which is always a good thing. I suppose it is too early to define its role, frequency of meetings and powers etc????

Post Marsa alam beach develop' contracts

Hi

As from today i have become a new member and would like to join in on this forum. My partner and i have reserved at pre-launch stage of the Marsa Alam beach development a 2 bed apartment and we have received our contracts (03.06.08) from IPI.

Looking to talk to other members abd share their views
