this is a first for me so ive approached it with caution.

so glass half full.. cant wait till 2009.

anyone wishing to have pics please let me know as im off there in less than two weeks.

you it contractors are paid too much lol

i was in recruitment for 4 years and blew my money.... hope hurghada is going to be a financial friend of mine

Default Coral Sea Pearl

QUOTE=Ray_k;31818]Missed this thread at first but seen it now....

My name is Ray from Manchester 29 year old I.T contractor. Been married for 3 years no kids yet but one is on the way

Its my dad who got me into investing in property as I was no good at saving money in a bank account, it was too easy to spend & I always ended up spending it on something stupid or depreciating assets. Having missed the property boom here in the UK decided that an overseas emerging market is the place to invest.

Anyway together with my dad I now have 4 overseas properties, 2 in Dubai, 1 in Ajman & recently reserved one in the Coral Pearl, Hurghada. One of the properties in Dubai is built and rented; the other is due for completion end of 2009 as is the one in Ajman and Coral Pearl due in March 09. Looking to rent all of them out however, wish to use the Coral Pearl one as a regular place where I and the wife can relax a few times a year.

I'm really excited about Hurghada as it looks full of potential although I have never been to Egypt but research suggests it’s a nice place for holidays and lots of things to do and see.

I’ve been reading around on the various posts and it seems people are not entirely happy about the lack of information from the developers WWD regarding completion dates etc, this is a bit concerning although I haven’t got to that stage yet as only reserved a few days ago. I hope together whoever has bought in the Coral Pearl we can collectively put pressure on the developers when needed to get things resolved quickly and efficiently. With experience in the Dubai market it was not uncommon for development projects being delayed and not hitting targets...I suppose this is all part of buying off plan in emerging markets.

Regards

Hello Ray we have also bought at the Coral Sea Pearl - just thought I'd let you know. Your suggestion for CPS investors to unite is a great idea, there's nothing wrong with a little pressure when necessary. Congratulations on your forthcoming event.

Hi Sue good to hear there are a few of us on here invested in the CPS. Collective pressure always works better then individual queries, people stop and listen when theres several people banging on about the same thing.

Once the CPS is completed and we start paying our monthly/yearly service charge it may also be a good idea to have a residents / owners meeting once every three months or so to discuss any issues that need to be brought to the management companies attention. Obvioulsy physically meeting up would be impossible but this forum would be a good place for fellow CPS investors to bring any questions/worries they may have. Someone could document the minutes and these could be sent to the management company.

This way we should be able to insure our service payments are spent in the right areas and the development is maintained properly.
