I would say to check out the developers reputation and ask what others he has built and if they were finished on time. Check things like the maintenance fee and what these include, hotel management ( do yoiu have to take the developers furniture pack to do this ), check elec and water meters - are these charged extra for. Make sure you have a late penalty clause in your contract so if the developer is lae in handover if off plan then he pays you so much per month. With regards to rental I think over £400 a month long term for a 2 bed apartmet is a bit optimistic. Average is about £200 / 250 a month for 1 bed. You could get about £300 a week for short term holiday lets to holiday makers in the UK dependng on where the development is and what facilities are on offer.
Alsobe aware that if you have a top floor apartment this is normally more than ground floor to install air con and also ask if you have top floor with sole use of roof top if there will be a door at the top where you have the key as some dont so this makes it ' open ' to others to use your roof terrace.

Thanks for the advice. Based on your recommendation, the legal article Zeiad posted on the forum and his detailed response to my email I have instructed Zeiad to act as my laywer so hopefully all the aspects you raise (and more) will be flagged up by him when we get into the nitty gritty. I am planning to meet him when I go out there near the end of the month.

Reading the postings on bungee jumping - personally I think buying a property in Egypt is just as scary!!

Hello George and congratulations to yourself and your wife. When I was a lot younger, I loved the name Karina and always said that if I ever had a little girl then that's what I would call her. My daughter, Karina Amber was born 11 years ago now and I still love the name.

We are in C001 and move out permanent on 27th.

The guys on site did most of my snagging when i was there i just had to keep on at them but now i got my furniture in and ready to habitate.

Its surprising the amount of us who are actually moving out there.

Great minds think alike, (Queenie and Kerry) I am coming out to Hurghada May, 23rd for 1week and am a photographer, see here.

Professionally I am Microsoft certified systems engineer and website designer, I have 5 other websites all in different areas of business which keep me fairly busy, but I am seriously considering the idea I mentioned but would need people on the ground to carry out the work. Probably Morocco and Italy would also be included if I produce the website. I will leave it at that for the moment otherwise this post will look like a commercial advert.

This is a great idea but you think developers will allow you to planet cameras every where in their project?

So may be you will be first one who do this in his own apartment, you didn't tell us where you plan to buy in hurghada?

Hi George,

I have taken many pictures on site in in Morocco and I believe if you approach the developer politely and advise him you are only taking pictures for clients, same applies to video they should not have a problem as long as you don't get in anyones way. It is important to do this before you do anything else on their building site, I will also being doing some completion photos for people in Morocco so they can make up a printed booklet to advertise their properties.

If a developer objects to photos early on in the development and even at a later stage maybe he has something to hide? I saw some comments on a Google group about some people in Sahl Hasheesh who have just discovered their view to the sea they purchased is no longer there because the developer has built a hotel beside them, bit late for them to pull out now but pictures or visuals would have highlighted this obstacle months ago!!

I am due to contact you George anyway when I arrive so I will let you know where I intent to buy.

This is absolutly correct Chris, I live in hurghada and help the online members here btaking pictures but sometimes the security didn't allow me to take pictures because i like to go to take it when no bidy prepared anything to be real true, here its different world sometimess , sure most of developers will not mind as they realy good but some are not, and some might planet the cameras in the areas and places they want LOL

But sure this is a great idea and we might corporate in it as I do internet solutions business services as well so we might do something together I look forward meeting you in hurghada
