Propertyborders, where would you say that Egypt is in relation to Morocco in terms of market development?

Would I be right in thinking that Egypt in 2008 is where Morocco was in 2006? More developed? Less developed? I think it's very interesting to compare the two markets as there are definitely parallels between them.

Hi Nick, I hope they don't have a go at us for taking about something different then introductions.

The tourism market in lets say Hurghada is more developed then lets say Tangiers Northern Morocco, but the rental market is much better for example in Tangiers.
prices in Morocco are just under double the price per square meter in Egypt.

But this does obviously depend where you buy, like in Sahl hasheesh the prices are not far from Moroccan prices. Hope this helps Nick.

Hi Phil (or is it Phil the car?)

I did reserve a studio in the Desert Pearl 2 on the 3rd floor but found out this was overlooking the British Resort so the idea of sitting on the balcony with a G&T watching the sun set soon started to wane!!

Since then Neil from Rivermead sent me details of the Pearl Vista which is a new development being built between Hurghada and El Gouna. I have reserved a studio there as it looks like it is not as built up and the studio overlooks the pool so building work is not so much of a problem.

It is still just an area of sand so nothing to see as yet!! I hope to go out in about Nov/Dec next year and take a tour of the whole area and have a holiday at the same time. It is due to complete in 18 months time but I am still awaiting the contract so still in the early stages.

I'd love to meet up with as many people as possible, lovely to hear about all the 'Brits' buying out there although like most people here I still like mixing and eating locally and seeing the local culture. I fell in love with Egypt 10 years ago when I went diving in Hurghada and then went to the Pyramids (7 hours by coach and convoy but an amazing experience). After the cruise from Luxor - wow, blown away with Abu Simbel, Karnak, Valley of the Kings and the balloon ride over the Nile, out of this world!!!

When is your apartment complete and are you going to try and rent it out?
Are you keeping your home in the UK to come back to or downsizing so you just have a base to visit?
All exciting stuff but quiote nerve racking!!!!

Do you know where the nearest public beach is to the Desert Pearl or can you generally just use the hotels beaches?

there is a public beach nearby, I don't know the name of it, but redsea furniture will know he lives in Hurghada and takes alot of pictures for the forum, you can use hotel beaches too but pay a bit more for that. Think somewhere on here there are pictures of the beach.

Hi Neil,

How long will you be in Hurghada for? My partner, Peter, is also going out on Friday and I will arrive the following Thursday.

It would be nice to meet up for a chat if all our schedules permit.

Where do you propose to live in Egypt? I lived there for 4 years and would advise alot of planning and preparation before moving to Egypt. How many times have you visited?
