What Mitch doesn't know about wines in general but Bergerac and Duras in particular, you could write on the back of a stamp.

Personally I'd go to Bordeaux or Burgundy (or the Alsace or the Loire Valley) for my wines, but perhaps to Dordogne for property. What a shame that they won't be interested in talking about property during the tasting!

Cave d'Eymet is an estate agent free zone so you'd be in the wrong place if you wanted to talk property.
