According to all my research, you can only buy property (land or built) in India if you are a) Person of Indian Origin (PIO) or b) Non-Resident Indian (NRI)

So in answer to your question, as far as I know, there is no legal way of buying in India for Non-Indians yet. There are a couple of ways to get around the law but I wouldn't advise it - it's an easy way to lose your investment if you get caught.

Thankyou for the information. Can foreigners own Indian companies? I'm thinking something on the lines of how it sometimes works (with complications) in Thailand.

You can set up a company and have that company buy a property in India however it has to be a working office with a physical address which employs staff and pays taxes.

The solution of a "virtual office" which only trades in property is being cracked down on and can lead to some serious complications so I wouldn't suggest it. While it was acceptable even only a couple of months ago, recently it's become problematic.

In the end after testing the water for a while, we pulled out of India until the legislation changes. Once it does, I'm sure it'll be a great market.

hey guys you wer talking about virtual office ..i didn got it properly. any ways i got the solution for buying property in india. see i can't go everywhere in search of land so i tried to search on google and i got a very good site called NRI Property here you will get a good listed available property in all over india and lots more..just check this out..

hello members, here we are for helping people to solve their problems related to property aren't we? so if problem is online then solution must be online..i googled many property related sites when i was in search for land in pune and at that time i got lods of good property site one is timesofmoney.com. here in property section you will get property available in indian states well listed and there are also many good solutions for people who cant invest in real estate...try this out guys you will definetly thank me for this..

I'm sure you've read the information banner called "India property" above this thread. How do these google found sites get around the problem of foreigners owning property and land in India? Pune's a great place but I'm not interested in leasing a bit of it for a few years.

Yep, I'd be very interested to hear how these people got round Indian red tape and barriers.
My company would be VERY interested in SAFE investing in India until we get confirmation from the Indian embassy that the law has changed we will take JM BROAD'S lead and stay out.

Only once, I passed through India to SE Asia. I have it from a reputable company I usually listen to that the law has actually changed and foreigners can now hold freehold in India without the problems of setting up companies etc. The Indian Embassy has remained steadfastly silent and don't seem to want to answer questions (What the hell is the purpose of the place then?)

Nyang - any info you pass on will be gratefully pored over. Do you have an interest in India Real estate investment yourself?
