I HAVE RECEIVED THIS EMAIL FROM ALATTAR RECENTLY
Toronto Tower (International City Projects) Update

The compliance certificate/permission to build for Vancouver was recently awarded by Nakheel. We expect the same to happen for Toronto and Global Point in the next month. Preparations are well underway to break ground, and we are submitting re-design requirements to the Master Developer addressing their enhancements on utilities and services. The integrated master plan for Phase II and III paved the way for better educational, religious and recreational facilities and in a letter issued 31st of July 2007 has also seen utilities and services developments from a centralized gas system, to better TSE (Treated Sewerage System), which makes the Integrated International City Phase II and III a definitely better product. The integration information is available in our new website: Al Attar Properties.

Attached herewith are infrastructure pictures taken from Phase II and III sites. We are always in touch with Canadian Consultant, and diligently requiring a progress report from them. These project management progress reports will be further cascaded via direct mail and email shots. The first Customer Relationship Management Cascade (CRM) has been sent to all International City Project owners and will be done by batches. Please confirm if you receive yours. In addition, please anticipate upcoming cascades that will entail all International City Projects.



At the onset, we have project forecasted the construction of the basement from this date to be 7-8 months. We anticipate completion date to be Mid-2009.

At the crux of the issues within our organization is our customer relationship management initiatives. We have initially implemented stop-gap solutions, and working on incorporating within our systems, process and people, sustained, long-term ones.

Thanks for your reply and sharing your experience.

I’m new to this forum and seriously planning to become a potential investor in Dubai. I will be going through the messages in thread by different people to get some idea of the overall situation.

As I understand the delays in construction business are customary. But I would like to seek authentic news if the DIC (PHASE-III – VANCOUVER + TORONTO) is approved and the developer AL ATTAR PROPERTIES and/ or NAKHEEL have set out an optimistic completion date?

Moreover, I would like to know the best real estate property agent working on this project. What's the reputation of Better Homes? - bhomes

Also I would be interested to know more about freehold property laws, I assume it’s a simple procedure once you own the apartment?

One more important thing, regarding the freehold property laws, are we entitled for the freehold residence visa once you get the possession or when you fully own the apartment? I mean clearing all the payment installments.

Yes, it is true (and the 4th if it's been paid) but it's only a temporary refund - they will want it back once the building is underway. No sign of any compensation yet. In fact, the refund isn't good really as the exchange rate is good now but was poor when we made those payments so we will lose out if they do refund.

Talking Purchase Price

Hi there,
I would like to know what would be a good price for a 1 bedroom 635 sq ft in toronto tower (cbd int). thinking of buying there and would like some advice.

Default bad smell and internation city phase 3

Friends,

Hearing a lot about foul smell in different thread.Any idea how far is the swerage plant from the phase 3, own an apartment in Toronto and am worried about my investment.

I think IC3 is in the central district part of IC1, and as people are saying central district is affected, then IC3 will also be affected.

Then it is a bad news for the owners in international city phase 3 but what I dont understand is your statement that IC3 is in central dist. of IC1. I understood that it is a different sector.

The STP (Sewage Treatment ...) is located close to the south-east corner of IC Phase. IC3 is located to the west side of IC1. There is a road going betwen pahse 1 and Phase 2/3.

There is therefore a reasonable distance between the STP and IC Phase 3 but one can't be sure about the wheather/wind direction and the intesity of smel coming from the sewage centre.

You may check further on the maps widely available on the web sites of Al Atar etc.
