hi all,

i received a notification of the following charges:

registration charges: 5250 (1.5% of value)
nakheel affection plan: 850
nakheel admin fee: 3000
service charges: 8865.69
last installment charge also

the service charge sounds ridiculous.

anyone else got any feedback on any of the above, do the charges sound ok?

what's an affection plan????- never heard of one of those!..and as for administration charges, there's never anyone there..or they don't even answer phone calls/ e-mails- so why admin. charges on work that's been done for ages, or sin't even getting done??- registrationion- thought we would have been by now. so in answer to your question, no i think these charges are a total rip off, but, pointless complaining, because it all falls on deaf ears!!!

Dude, your agent is trying to rip you off. The 850 charge is correct. The Nakheel admin fee is 2000. A lot of agents add their own 1000 to that number. The service charges seem correct for a 1-bd ( but I haven't calculated). There is a grey area over whether the LAND reg charges are 1% or 1.5%, but I did NOT have to pay that to get handover.

Anyone else got on any feedback on whether the registration charge should be 1% or 1.5%?

Finally, does anyone know what the procedure is with regards to insurance on the apartments once ownership is handed over?

Hi everyone

I received a letter today dated 10th April informing to pay all outstanding instalments plus the following charges:

Registration Chagres = 5100
Nakheel Affection Chagres = 850
Nakheel Administration Charges = 3000
Service Charges = 7196.85

Anyone else had a letter from Zero4 yet?

Land Department were very clear on this contracts before December 17th 2006 charge 1.5% after this date 1%

Lands Department as well as Nakheel very clear that this charge is not required to be paid before building will be handed over.

Razneer Nakheel asked me why I did not confirm directly with them charges that were asked from the Real Estate Agent.
