Hi Ranzeer and others,

I am new to the forum but frankly speaking was very impressed the way all are communicating and exchanging info with each other about I/C Spanish Cluster.

I also have a two bedrooms apt in "S5" Spanish Cluster I/C. I will appreciate if you/others can help me answering following questions?

1. What is the status of S5 and what might be the tentative month of handover???
2. If I sale now, what might be the market value of my apt???
3. If I rent, what rent per year I can expect???
4. Though I have paid 100% payments and in addition 2% Assignment Fee, still what expenses or charges I can expect at the time of taking over of keys????

At LAST !!!!!!!!! I See Keys ,,,,
Just taken handover for my place in T3.

Sorry ASh S5 is not one i know when handover is, ARY customers are having a nightmare I feel for you.

Folks Be carefull when you get your place, PLEASE check everything, I mean all the doors, sink rooms etc etc cause this is called snagging, and we have identified lots of issues, and Nakheeel have to sort out.

what sort of things have you noticed when you took over it?? what does the site look like now?do you have any pictures? got any ideas of rental company's??

Default Handover

Chaz

Its My brother who is doing the Snagging and renting it out, he took loads of Power of Authorities from the UK, so he gonna be busy, he has loads of people waiting to move in for rental as well.
Picking up Between 50,000 and 55,000 AED for the year thats with 2 to 3 cheques.
I will ask him to email me the issues he encountered on snagging.
What he told me was, The Doors dont close smoothly, kichen units,,,, The Sink has issues, but i will get the other issues of him.

look at #212 page 22 for my email if you want your place renting out, i could put you in touch with him in Dubai, Plus I go out on 23rdOct for my handover of S8.

I will also ask him to post the Photos, but he does not return till 8th Oct, as he is so busy renting them out and getting DEWA connected, (At the momemt he has to wait till Monday till he can get DEWA connected even though he has the keys another technical hiccup )

Any you folks got your keys yet ?

Red face Snagging Your new Apartment

The Building owner is given the opportunity to inspect the building before hand over. You would expect that the building owner would take an interest in the condition of your apartment before you take possession how ever the reality is some what different.

Nakheel should not be letting this still happen, after many many months of hand overs along with 1,000's of apartments in International City the process of snagging known faults and quality control should be down to a fine art. To read posts where this is still occurring is disappointing.

It would assist other owners if you are able to post photos and faults that you are finding in the snagging process. If we get several comments I will start another thread.

The Status of S5 sorry my Agent at Zero4 is not dealing with it (i think)
If you sell now and all your papers are in order i hear you can get 500-520,000
To rent you can get 50,000 to 55,000 unfurnished.
Have you paid your service charge, affection fee and registration fee.
after that you get your keys.
Theres a 1000AED charge with DEWA as well (Refundable)

What you have said is correct, the developer (Nakheel) should have given the keys to the Building owner on 9th Sept and there should have checked it out.
But what happened is Nakheel gave the keys HOURS before we got ours. So again Its Nakheel messing about with dates !!!!!!

Thanks for the reply, useful info but I was surprised with the price of two bedrooms apt you mentioned. When going through these forums I see the guys are selling and asking studio and one bedroom from 400k to 500k, how can be that two bedrooms market price is 520k. Pls help?????? In addition can you pls amount these charges in AED.
