Default Spanish cluster final payment

Hi,

I was just wondering if someone can clarify what the final payments should be. I have received a letter from my agent stating that my outstanding payments are as follows.

Final instalment
Service Charges - 5,575.48 aed
Regn fee's - 3,375.00 aed
admin charges - 3,850.00 aed

I have purchased a studio apartment

The final payment is correct and I know that a service charge needs to be paid as well as the regestration fee's. I just wanted to know if the amount seems correct and if I need to pay the admin fee's.

Any help would be appreciated greatly.

Hi ,I am in the same boat .I would also lik eto know what are the final payments be like:-
I have paid till now the unit registration fee of 2%.Pending is the final installment .
Can someone tell me what else do I have to pay as my agent is not giving me clear answers.

Dear All,

I hd buy a 1 Bed apartment from ARY in Spanish Cluster, Yesterday I call at ARY office & the rep said to me that POssesion Papers still no ready but you coolect NOC from ARY office after paying AED 12000 in terms of ARY different charges & also they advised that you have to pay AED 25000 at Dubai while taking POssesion .


In View of above please advise follows.

1. Is anyone knows the detail of AED 12000 & AED 25000
2. Any one getting Possesion Letter or there is any expected date of spanish cluster possesion .
3.What are the Current Rental Incom possible for 1 Bed.
4. Can i give my apartment on rent for Six Month .
5. Can I getting advance rent payment to pay AED 25000 in DUBAI .

PLease advise above in detail.

I have just picked up my keys from Zero 4 / Profile - at the time they agreed to. Everything was very smooth, they explained all the procedures, and they offered to drive me there to show me round - which i declined. They had done a snagging list (all minor points), but I could not work out when this work would be completed by Nakeel.

When I visited the apartment, I was very impressed with the quality, and the additional extras that I thought would not be included - such as towel rails, bathroom mirrors, light fittings etc.

Overall i am very happy!

I have also been informed that handover of my apartment is complete in my absence. DEWA registration is done.

Now, if only the Profile rental people can get moving, it would be nice to get
someone living in it! I have been in touch with Jerry at Profile for rentals but
they have not been responsive recently.
Anyone else using Profile to rent out their apartment?

hello Anil,

I am also using profile for rental of my apt. I have been told that keys have been passed on to Rental Dept. I have just finished emailing Jerry, when I spoke to him about two weeks ago he said I could expect 48000dhs ( 1 cheque) or possibly 50,000dhs (2 cheques), I was hoping for about 55000dhs, have you been quoted any figures for rental? I think with it being close to Ramadan things are winding down a bit, I will let you know about Jerry's response!

I have rented mine out for 55,000 and for one of the apartment i got 1 chq, but 2 is the norm. If you email azee74<at>hotmail dot com and mention that Jamil gave us your details he will look after you.

Hi Razneer,
This person is a rental company, and his office is based in China Cluster, great person sorted me out straight away. So tell him Jamil in UK recommeds you. I have one more to rent out and i will be there myself on 23rd Oct to pick my keys up. I have asked for 1 cheque and 55k, he might give 2 , better than 4.
