Hi Imran,

I have a two bedrooms apartment 2nd floor in S5. Do you have any latest regarding handover of this building from Nakheel to ARY? As informed by Nakheel, the building S5 will be handed over to ARY in Sep-07 and ARY will handover to unit owners in Oct-07. Is this true or false????? Pls confirm, since you are living in I/C and being a real estate agent should have an inside info. regarding these matters.

Before I come to Dubai for possession of my apartment, if you can come up with some good offers in advance for rental, we can discuss further. Pls reply.

Default Apartment Rentals

I got my handover from profile this week for Spain T4 1BR. Went very smoothly. They ask to see your passport and the Contract Agreement with Nakheel (PSA). You sign the handover papers and they provide information for DEWA and Residency Visa. One of their drivers then take you to see your apartment.

For DEWA egistration, Profile will advise you that you have to take a copy of the first 3 pages of your contract to Nakheels office for them to stamp it otherwise DEWA will not transfer to your name. I'm informed that you do not have to do that, instead, you can take copies of page 1,3 and 56 (which has a Nakheel stamp) to DEWA directly and that should be sufficient.

Initially I thought of having Profile as agents for my Apartment. I went to their offices. Jerry is very good and very helpful. As I was there I thought I would also check out Mr Anwar (azee74[at]hotmaildotcom) as he's been mentioned here a few times. I went to their offices in China D08, they are called Sultan Properties. I met his brother Danish. I was very impressed with their set up and the professionalism of their staff. As as soon as I gave details of my apartment he showed me a card of a potential tenant, a professional from UK. He took to back to my apartment to check out any snags. He showed the tenant my apartment that evening. I was taken to meet the tenants the next day and we signed the agreement there and then. Within 24hrs my apartment was rented and I got 54000 in 1 cheque. The guys are great to work with, they make you feel comfortable with the deal, everything is transparent, there are no hidden charges, they take their commission from the tenants (thats between them and the tenants!).

I would definately recommend anyone thinking of renting their apartment to give them a visit.

By the way, IC is looking good and very much in demand. I was unsure before I arrived in Dubai but now very pleased with my investment.

Default ARY Spain, No law applies on ARY?

Dear Friends
We have booked apartments with ARY, was it our biggest mistake of life. We were sure that its UAE & no one can break the law.
We were promised to hand over the apartment by end of Jun 2006. Since then, whenever I tried to contact ARY, they promised for the next month. Last time they told me that you can plan during Eid vacations (Oct 07) but since then no news.
I suggest that we all set up a group, donate some money & hire a lawer in Dubai to fight for our rights. ARY should not allow to do & charge whaever they want.
Anyone has any news about key dates?
