I also have an apartment in S5 and have received letter from ARY. I hope by now you have your keys. Can you please give me the following info:

1. What was the procedure of handover?
2. How much money/dues you have to pay to ARY or others??
3. How long does the process take, I mean how many days you stayed in Dubai???
4. If you rented the apartment, how much and any good reference of the Realtor???

I tried several times on +966-569899284 but nobody respond. Please help and guide me.

I have just returned from Dubai...
I have seen my apartment in Spain T3. I also had a look at surrounding buildings.
I have to say I am pleased, the area looks neat and the finish is pretty decent throughout. Overall, it was good to see the the finished product.

I have used an agencyto handle my handover and manage my tenant.
Again I was happy and felt confident that my investment is being looked after by professionals.

In general, the most pleasing thing was that there is life in IC. There are people living there and some retails outlets are filling up. I visited the agency office in IC and saw that there are other rental agencies setting up also. I understand that my agent has got a 120 tenencies arranged already, this indicates the level of demand there. Their office was certainly buzzing as people came in with deposits to rent an apartment.

I feel confident enough to invest further in Dubai.

Dear Rashed & others.
Regarding rent,,, I must say,, DONT trust on ARY,
I have asked several times to ARY about my outstandings,, no reply as usual.
I already paid them all 300k but when I went there they have made a bill of 44k. They asked for 18,000 as late payment surcharge & others like maint charges, Nakheel charges etc. I had to pay.
Now they offered to sign an paper to authorize ARY to rent out apartment & adjust dues from rent.
But I came to know through ARY people itself that dont do that,, as 1st of all they will rent it on market price plus they wont send the balance as they are commiting.
the most imp you will never know who is your tanent.
In dubai, if a group of singles are hiring an apartment, they usually pay more but noone prefer to rent to singles.
Anyhow I contacted an agent there, he proved to be the best as he arranged Indian tanent ( I asked for Pak or Indian & no Arabic) the rent was also resonable 54 k in 2 cheques.
The most imp point I need to bring in your notice that ARY staff have links to agents,, they will recomend you,, that go out of office,, there will be an agent waiting for you,, he will pay you all in cash,,,, & you dont worry,,
they are big cheaters,, specially a agent name karamat jafri,,, be carefull from him.
This is all I have to share
In this forum, someone told us that the project is very good, specially Spain,,,
I stayed in apartment for 5 days,, & I can tell you the construction & quality is below than B class.
Planing is also very unprofessional,,,, all aparts are empty so you wont find problems like
parking,, there is no much space for parking,,
Lift,, there is only one elevator of capicity of 9 persons only, Most of buildins are 4 story , means there will be 20 apartments on each florr,,, think when all are full & in the morning time?

I have a studio apartment in Spanish Cluster. I am going Dubai in mid jan 2008 to take its possession. It is unfurnished. I want to rent it out.

I'll recoment an agent but add that you contact two or three agents & look for the best. The most important is the tanent. I prefered an Indian rather than Arabic people.
