Default IC

I got a letter last week as well that T4 will be ready for June 3. Personally, I think Nakheel are delaying so they can get all their apartments rented out first. Nakheel are nothing but greedy cheats who have decieved us all. They own almost around 6500 apartments in IC which give them almost 25% control of the area. They will control how much rent we can get for our apartments and probably how much we will be able to sell for as well. They're adding on all types of charges they can think of because they know we have no choice but to pay. They made sure the contracts were not sent to the investors until the deposits were paid and that the contracts protected Nakheels interests more than the investors.

I cant believe that I paid almost 53K without even knowing what I was buying into,....if I was going to get a balcony or what size my apartment was going to be! I spend more time checking what tracks are on a cd for £5 than I did for this! I dont want to think about why I didnt ask about any expected additional costs! I was carried away with the rise of the palm prices at the time and believed what my agent said about prospects for IC. Now I realise he was just as ignorant as I was.

When I bought my apartment in Aug 2004 I was made to imagine my own holiday home in a newly built town with all the things we find in a vibrant place! Looking at the pics now, I feel like I've bought into a massive housing estate!

Red face

Join the long line of people who thought that " A Nakheel Master Project" meant just that.

I asked similar Questions from my Agent in September 2004 "Will International City Be another karama" I was told it would not be.

Today it looks like Karama ( for those who do not live in Dubai it is a part of Dubai that used to house low cost high density apartments, people are being priced out of this area and eventually many of the building will be demolished to make way for Modern apartments.)

And yup still waiting for my apartment to be handed over from Nakheel to the Owner even though every thing has been finished for weeks.

What a mistake it was paying 100% up front including all charges only to be stuffed around again and again.

the best thing we can do is boycott buying any nakheel developments, but I think it's a handful of ppl complaining....the majority will keep quiet and pay whatever charges that is requested irrespective of the service offerred.

I have emailed Nadeem and got prompt response and links to his Terms and Conditions. Just looking through them. Obviously when you are at such a distance, trust is the biggest issue.

Also Contacted Better Homes but as yet no response.

Hi, do contact Nadeem, am sure he can help you out regards rental & management of your property.

However just to highlight some of the methods Nakheel plans to utilize in continuing to squeeze us for money is such, They have asked the building owner to sign an agreement with them at the time of handover, it mentions that once all the building associations are formed & operational withing 2 years of handover, the maintenance of the premises falls in their hands, Nakheel will continue as manager to the building association for which they will charge 15% of the annual budget as fees. WOW for Nakheel, they are like Winnie the Pooh, with their hands in a honey pot which never ends. If this is the situation of a low end project like ours, what about those poor souls who will have to deal with them for their mega projects.

God help them.

For all you disgruntled owners, I know what you are going through, it is frustrating & ridiculous, please look at these investments with a longer term of investment in mind, & remember the phrase "**** HAPPENS"

Hi Missinternational. Yeah i'm lookin to rent mine out . How about you have you any ideas with what you gonna do with yours?? I have 2 studio's in T7.On one of the other posts I just read that Nakeel has begun renting out there properties and there are queues for 2-3 hours long and they are renting on a first come, first served basis. Providing this info is true then this will create a atmosphere in I/C and will become a popular area in a short while. Ideally htis should push the prices up as well as the rents.

Default Confirmation Of Handover

Hi everyone, I have received a letter from Zero4 confirming that my apartment which is in S8 will be handed over on 24 June and they also said to plan our travel arrangements to pick up keys. Enclosed with this letter was the letter from Nakheel headed "Notice of Completion" stating the handover date.
