Hi Javaid, Just read your news about N3 keys. I am also in N3 but have heard nothing from the owner ,or Gowealthy ,about this so have sent them both e-mails!. Can you say if it's necessary to have a residence visa in your passport before you can get water & electricity connected? Best wishes & thanks for the info.

just had this reply from gowealthy....what do i care about someone being in singapore.........i'm getting fed up, anybody want to buy my apt???

"This is just to reassure you that the handover procedure is quite a complex & lengthy process & that is the reason why the handover will take time.Nakheel’s confirmation that the building IC Persia N2 is complete was received by the building owner in the mid of March.

We have collected all the dues from you as well as all unit owners to make all payments on completion .The Building owner will now make the final payment after getting the complete legal documents from the joint owner who is currently in Singapore . This is the reason why the building possession is delayed. Please note in Nakheel contract in the clause 4.1 the anticipated date can be advanced by the building owner by 6-12 months. However there is no completion clause anywhere in the contract.

With regards to the quality of finishing in Nakheel’s International city development is relatively satisfactory. These are checked by the building owner, group of engineers before taking possession of the building.

We will keep you informed on the progress and will let you know on the handover at the earliest. We request you to kindly bear with us and apologies for inconvenience and any difficulties caused"

Anyone completed the handover process for their apartment in N1? I've not heard yet from anyone who has bought in N1.....Am I the only one??????

Hello Bonnecoste,

I am sorry I have not replied earlier. I only just noticed your post.

In my case, I got an e-mail from somebody called Angela Silva from a company called Strongworth Holdings FZCO (I think they are connected to or actually are the building owners, although I am not sure).

They said they were finalising details for the hand-over of my apartment and asked for a copy of my passport. So, I immediately e-mailed a copy of my passport back to them.

After a few days they (Angela Silva/Strongworth) replied with an account number for DEWA for water and electricity services and also gave contact details for Du, who will provide phone, internet and cable TV (although we still haven't contacted Du for phone, internet or cable TV).

They (Angela Silva/Strongworth), told me to pay a 1000 AED deposit to DEWA and show them the receipt for this payment after which they would hand us the keys and sure enough, once it was all done, they did.

I live in the UK and did not go to Dubai myself to do any of this. My mother went on my behalf. I do not have a UAE residency visa and neither does she.

I gave her Power of Attoney (through a document signed in the presence of a Notary Public and attested by the UK Foreign Office and UAE embassy in London). I am not sure whether you would need all this, but the agents, Gowealthy and Strongworth both advised me to give her Power of Attorney. If I were you, I would check this out for yourself.

To pay DEWA, I tried to pay on-line from the UK but their website demand residency visa details. In the end, my mother had to personally go to their office in Dubai to pay the deposit. She took the Power of Attorney, her own passport, a copy of my passport and, of course, the DEWA account number with her. Again, all this may be unnecessary. They might just only require the account number, but again you would have to check this out for yourself.

I did nothing to open the DEWA account. Strongworth opened it for me.

Sorry, I forgot to mention. My mother also took the Nakheel contract (the Unit Sale and Purchase Agreement) with her to the DEWA office. I seem to remember, they did explicitly ask for this.

Many thanks for your detailed info. I'm sure it will help many other purchasers as well.I received a reply to my e-mail to Gowealthy stating that keys and contract could be collected from the owner's office "by appointment" but if I hadn't seen your original post,and contacted them,I'm sure that I would still be waiting to hear something.There were no replies to my e-mails to Strongworth and the owner. I'm surprised that you have to pay the deposit to DEWA before getting the keys, especially in the case where the apartment will not be occupied until a tenant is found.

The DEWA-before-keys thing is a condition by some building owners, so that they do not have to pay your electricity while you or your agent hangs out in your apartment, considering all apartments have electricity from the beginning.

Thanks for that ;I guess it makes sense ,and I didn't realise that the electricity was already connected.Does that also apply to the water? I'm still waiting for the building owner to reply to me on this question!
I've also asked you on another thread whether you can say if a residence visa is required to get the DEWA account in your name.If so then I don't know how I will get my keys!
