Default persia handover

hi folks!!

Just received another email from building owners with detailed procedure for land registration through Nakheel. They are charging 3000 AED for liasing with Land Department and Nakheel, 850AED for unit affection plan and site plan, 120AED for Land Dept processing fees.This is apart from the 1.5% purchase price payment to Land Department for title deed registration. WHAT A LOAD OF RUBBISH!!! GASPING FOR BREATH OUT HERE!!!

Hi people!

For any of you who have apartments in Persia, would it be possible for me to have your email addy's to keep in touch???. Pls pm if okay with you. Once the handover is completed to you, I guess you wont come back to this forum to give us advice on the process. Therefore it would be nice and helpful if I can keep in touch with you and get information which I can use myself for when I am handed over my apartment for the Spanish Cluster.

I can also add the information on to this forum for those also who are awaiting for their apartments in other clusters.

It would be good to keep this forum going for as long as possible....!

wayneis, please can you tell me who you got in touch with, to arrange a visit to i/city and to look around apartments, we are going at the end of Feb', we have contacted both Nakheel and our agents and have got nothing from either, while you were there did you get a look at france sector and if so hows it looking,

Alden we have been to see I.C a couple of times when we were out on holiday and both times we had arranged it with our agents beforehand. They have offices in Dubai as well as London and so the agent in the office in London made arrangenents with the agent in the Dubai office and he picked us up from the hotel and took us out to see it. Can I just add, they usually need a letter from Nakheel with written confirmation that you are allowed to enter. It was all to do with Health and Safety rules. I suppose now that it is nearly completed that won't be as much of a problem.

We have just been asked to make final payments for our apartment in Persia along with all the other little extra fees.
I tried to say that we would make final payment when we had seen and snagged the apartment which we believe to be the norm. But the building owner says he has done the snagging and they have been rectified. He also said the apartment is complete and the delays in handover are due to final payments not being made on time, but he should be in possession by 15th Feb. If final payments are not made by end of Feb, then in building owners words, the apartment will be cancelled
Needless to say we have now made final payment along with 'additional charges that Nakheel require'

Has anyone taken handover on Persia as yet?
If so, any tips or info you could share?
Has anyone used a solicitor for their purchase?

We still haven't got a definite date, so cannot book flights

Are you in N3? I'm a bit miffed to say the least because I've been chasing the building owner and Gowealthy for weeks with no response and today they've come with a big long list of charges that need paying immediately!! Has everyone else had to pay all of the following:

Nakheel Reg
Maintenance
Site & Unit Affection
LDC
Unit Registration
Admin Fee
All this totals 15,930 AED + maintenance charge.

We'd like to book flights but did this over Christmas after they promised a handover early Jan and got stung.

Sincere apologies from my side for misunderstanding information from my agents DUBAI PROPERTY LINK regarding miscellaneous charges mentioned earlier in this forum.

Yes we are in N3 and are in exactly the same boat as yourselves.
I have been asking for handover date so as to book flights, but instead of getting a definite date, we are given a hopeful date (which is only 2 weeks away
along with the same list of demands for immediate payments.
The email also seemed to make out that our final payment was way overdue, but we were waiting for our agents to request this.

I have emailed our agents and the building owner for plenty of notice for a definite date, but don't hold out much hope.

Does anyone have any info on the handover procedure?

Please keep all the info coming, as I feel, using these forums is the only way we are going to get through this smoothly.

I believe if you don't pay everything they ask for, you will not get the keys.
It appears that all costs incurred by building owner are passed on to such as us, and must be paid prior to handover.

Like I said before, if they don't receive payment by a certain date, the apartment will be cancelled. Whatever that means.

They have us over a barrel.

i dont know what your building owner is talking about re delayed fees form buyers....i paid in full early last year for my apartment in persia and still dont have the keys.....the last I heard from gowealthy was approx 3 mths ago when they said still awaiting instructions from nakheel
