My agent said that the delay is because Nakheel need to receive ALL final payments from EVERYONE in the building before they will start handover and there are still a few who have not yet paid. So, us who have paid, will not get our keys until the others fork out.
Dianne, I have sent you a private message but not sure if you will get it as my first one came back as error!! Hope you do get it as it was quite lengthy!

gowealthy has not asked for any payments from me yet, although i have paid in full for the apartment, the land reg fees and all the other smaller fees i have not been asked for. so what is going on?

Default Bought In Persia sector

Having bought in Persia sector we are looking to go out end of March with the kids,anyone recommend a hotel quite reasonable? as thought would book in for a couple of nights. Having said that once the kids see the pics of what they will be going to they might insist on the hotel for longer!!!

Lorzak, do you want a hotel on the beach or in the city? Obviously, the city hotel would be nearer I.C. but you may prefer to be near the beach for the kids. Also how much would be the maximum you would be willing to pay for the hotel? Prices of Dubai hotels vary so much. Do you think it is safe booking before you have a guaranted handover date? What if you go ahead and book and they still don't have a handover date for March. It is possible, although I certainly hope we have handover before the end of March. But, I will believe it when I am standing in my apartment with keys in my hand!

Unhappy Handover Charges

I have just received a e-mail from my agent confirming charges that are to be paid before handover can take place and it doesn't make great reading:

- All outstanding payments on the original purchase of the unit.

- Registration fees calculated at the rate of two percent (2%) of the contract value for any unit not registered with Nakheel (additional charge 1).

- The first provisional service charge for the unit is calculated at the rate of AED10.70 (ten dirhams and seventy fils only) per square foot on the approximate six of built up as stated on page 1 of the SPA (sales and purchase agreement).

- 1.5% of the contract value per unit, payable toward Land Department title registration (additional charge 2).

- AED850 (eight hundred and fifty dirhams only) for each affection plan per unit (additional charge 3).

- AED3000 (three thousand dirhams only) per unit as fees towards facilitation and liaison with Land Department [AED2000 to Nakheel and AED1000 to building owner (additional charge 4)].

- AED120 (one hundred and twenty dirhams only) towards Dubai Land Processing fee (additional charge 5).

- AED500 (five hundred dirhams only) towards Dubai Electricity and Water Authority (DEWA), as share of common charges (additional charge 6).

- 2% additional charge for registration fee for any unit not registered at the time of handover to the building owner and an additional AED1000 is also payable in such a case towards administration fees (additional 7).’

As can be seen this equates to a substantial amount to be paid out.

Razneer I know it's a joke! So much for an affordable property. I was under the impression when I made the purchase that I had a 2% registration fee (which I paid) and Land Registry fee to pay and that was it. Now Nakheel and the building owners appear to be adding charges on a daily basis. I for one am NOT happy.

Red face Up Date on Hidden Charges

You will find as jwayne592 That Agents are not always keen to publish all the hidden costs and add ons.

If you budget for an additional 9% to the original price this will cover all the charges

The Latest Update which is really none at all is a call to the Nakheel service center they are now providing a number for the Nakheel International City Team 04-3693191 However the usual

Fees that I have paid and still no hand over !

2% of Unit price to register and obtain from Nakheel UPA (Unit Purchase Agreement) with out this document you will not be able to obtain any finance.

Nakheel Administration Fee for unit to be registration formalities at the Dubai Lands Department AED 2,850

1.5 % of Unit Sale Price for Land Registration

1.4 % of Unit Sale Price for building to the Dubai land Department registering unit at the Government of Land Department

Annual Maintenance/ Service Fee computed as AED 10.55 sq/ft

DEWA (Dubai Electricity and Water Authority) connection fee deposit AED 500

Remember that Dubai is some what different than other countries. When you go to rent your apartment the Tennant will pay the Real Estate company the commission to be able to rent your apartment.

When you go to sell your apartment all the hidden charges will be paid by the buyer. Unless an advertisement price says specifically that all charges included you as the buyer will have these additional costs.

Dubai is promoted as being tax free.Rubbish.
As you are finding out there are many hidden taxes and in this case works out to around 10 % But wait there is more.... Rental Tennants have a fee called the Dubai Municapility Tax and is the rate of 5% of what ever rent you are paying. Some people pay this some do not however the DEWA bill has the allocated space to take this payment.

You can read more about what was said in the local news paper Gulf News(government) It has a good search feature which you can digg up many articles on real estate.
