Hi all. We are set up and living in our apartment in Persia now. We're the only ones in our block so far, so it's a bit lonely out there. A couple of issues - we measured the floor area, and it comes a fair way short of the net area quoted on our contract - we'll be complaining to Nakheel about this. Also, we're told that phone & broadband is not available yet, and it might be the end of March before it's ready.

Blinkybill and others,

I have just had an email from Gowealthy asking for these charges (in Aed) so they can handover soon....are they correct??

Maintenance Fees 8,704.56
Site Affection charges 320
LDC charges 5,100
LDC Registration charges 1,700
Unit Affection charges 850
Admin Fee. 1,000
Unit Registration 2,000

Yes we had a similar request 3 weeks ago. they seem about right.
Still no date
We were also informed that until all payments in our building (N3)were made, there would be no handover.
Not sure if this is the case, could any one prove otherwise?

Thanks dianne, i think handover is imminent. Just had another email from gowealthy, they say all these charges go to nakheel except just the admin fee. They have also sent me a 2 page handover document for handover procedure...too much to read!

C'mon BlinkeyBill, tell us more! Do you have any pictures from the inside and outside? What about the surrounding areas, eg. landscaping, any smell from nearby sewer? Is there still a lot of building work going on around you? How far away are you from the city centre? Are all the public areas finished around your building? Infact , any info would be really appreciated. Are you intending on staying in your apartment or will you be renting it out? Which building are you in and where is it actualy situated? do you face another building or what views do you have? I am sorry for all these questions, but where else will we get such detailed info other than from someone like yourself who is actualy there staying in one of the apartments. I hope this is now the start of something good for us all? Cheers.

There is a clause in Nakheel's contract that says the seller may vary the drawings and may change the area or layout of the unit provided it is not more than 5%.

Clause 7 in the Terms and Conditions.

I make that almost 20,000 AED, thats nearly £3000, is this how much we're all expected to pay before we get the keys?

What are the recurring charges, anyone know? is it just the annual maintenance charge?

Are the Electric and Water connection charges included in the list?

Red face Extra Charges that are ontop of the Purchase price

Had a view requests for charges and what to pay laguna33p these are based on 1 Bedroom Persia

Admin fee to agent to handle documents Unit Sales & Purchase Agreement USPA 1,500 AED
USPA 6,970 AED
Annual Maintenance/Service Fee computed at AED 10.55 p.s.f
7,722.09 AED
DEWA Deposit (Dubai Electrical Water Authority)
1,000.00 AED

Nakheel Admin Fee 2,850.00 AED
Pay 1.5 % of Unit sales price for Land Registration
3,422.92 AED
Pay 1.4 % of unit sale price for Building to Dubai Land's Department registering apartment 3,667.41 AED

So Total Charges paid on top of original purchase price come to :
27,132.42 AED

I do not know what Site Affection charges or Unit Affection charges refer to.

What is interesting is looking throuigh my origional documents when signed my contract with the Agent it clearly stated the Service charges and they nearly a 100% increase on what I eventually paid, just goes to show that Nakheel could not resist jumping on the band wagon and milking as much money as they could.

Red face More information needed on Actual Size of Apartments verse advertised sizes

ATA Clause 7.2 under Variations in the USPA I believe was written to cover the planning stages. As buildings are now completed it would be un ethical to be promoting and selling apartments that are less than advertised.

Nakheel pretty much have insulated them selves though with the clause

Most 1 Bedropom apartments are presently marketed as 1 Approx size of Built up Property 732 Sq Ft and Plot Size approx 956 Sq Ft

A 5 % drop would = 695.4 instead of 732 sq ft (close to 20,000AED)

If there is a noticeable difference then people should be aware of this as agents will quote a price per sq ft here in Dubai and buyers hand over money based on this calculation.

Blinky Can you post your Building / Room Measurements so we can compare?

Just thinking aloud space must have gone some where so would that mean that the studio apartments are now larger than advertised as the studio adjoins the 1 bedrooms.....

You must be really fed up of questions! We are in N3 Persia. We are planning on coming out to Dubai in March and staying in our apartment for part of the stay. How long did all the formalities take before you actually had the keys? I'm trying to work out how long we need to book in a hotel for before we can move into the apartment. We don't mind it being basic but we will need water and electric switched on.

Also how does the snagging process work, did you have any problems with the build quality.
