The previous charges i listed does not include buildings insurance, I thought the maintanance charge would cover this atleast. Also, water and electric to be paid on top of all these fees.

Hi, Do investors buying in Dubai intend on renting or occupying themselves? Prices are also quite steep, has anyone considered in buying in a different country all-together, currently Morocco looks good, it shows all the signs Dubai had 5 years ago, more info on developments in the Morocco can be found on www.moroccanpropertyconsultants.com

Dont get me wrong Dubai is great, these new developments are amazing but for gaining a good ROI i personally think you need to invest in an emerging market, Morocco meets this for me.

Hi Blinkybill, I had the same problem when I took ownership of my apartment in the Marina. 589 sq ft was quoted in the contract but I calculated it to be around 100 sq ft less. After querying this with the developer I was told that as per the contract I would be given compensation if the difference was more than 3%. Nakheels 5% takes the ****, then on top that they have given themselves a get out clause, jokers!

After a lot of time wasting and telling me the area was calculated on a 'wall to wall' basis they then back tracked and told me that the floor size does not include internal walls and includes half the external walls (which brings it within the 3% bracket).

What we really need is a definition of what constitutes the area quoted in floor plans etc. and what is meant by the 'built up' and gross\net areas etc.

Hey guys, I just read the local newspaper. You can find it at gulfnews.com. It seems land reg this year costs 1% (1.5% was last year). And since apartment regs only started this year, some of you guys are due for a refund!

I'm on my way to getting the keys. Let's see what charges come up later.

P.S. DEWA refundable security deposit is Dhs 1000 for electric+water, returned after you get a tenant.

That really is asking too much!

Seriously though, does anyone have a definition of what constitutes floor area size? May be going down the legal route, theres a UK solicitor based in Dubai and I might be giving him a call.

Exclamation Floor Size

I have bought in Spain, Uk, Cyprus and the floor space has always been calculated as the total floor space occupied by property. eg. detached property would be outside edge of external wall to out side edge external wall with space taken up by internal walls NOT deducted. Apartments would be centre of party wall to centre of party wall. Deducting space taken up by walls can make a big difference, I believe this to be wrong as the walls take up your floor space in your appartment! Hope this helps.

Is this not coverd though in the UPSA with the terms Built up Property and Plot Size?

1 Bedroom Approx size of Built up Property 732 Sq Ft
Plot Size approx 956 Sq Ft

Default Floor Size

When I bought my apartment my agent told me the floor size would be around 732 Sq ft, when I asked them why some agents were quoting 916 Sq ft I was told this would be the size if it had a balcony? Judging by the photos I doubt the balconies are 184 Sq ft. I, like most people assumed I was being told the truth. As I have still not seen my apartment, I cannot say. What I do know is I certainly was not told of the extra charges - even though I asked, then after I paid the final instalment the money was demanded. Very unfair!

Pushing it up hill though when the Project Developer Nakheel is owned by the Dubai Government.


Emirates Today Nakheel make the bold statement that they expect to build in the next 10 years 89% of all the Villas in Dubai.

News Flash Nakheel.....Your First Project International City....Not really a shinning example on how to have repeat sales considering the lack of communication.
