Anyone else in N3 got their keys? I just wish they would get a move on as I want to make arrangements for when we have to go over to Dubai for the handover. It is going to be difficult for me to drop everything at short notice so I just wish they would tell us what was happening regarding handing over the keys to us? Anyone else got concrete info on when they will be actually getting their keys? Cheers.

Thanks YZF , this what the dubai developers told me 2nd time around.

It would be interesting to see what the actual measurements are for a Persian studio \ 1bed, but with a massive 5% tolerance I'm sure they fall within limits.

Question Handover info

Could anyone who already has their keys please, please, please give us some info on what took place! How long would we need to be out there for and did things go as expected or were their further delays or charges? Also how much notice did they give? I was originally told Feb 28th but not to book flights until this was confirmed! I hope I'm not going to be given 24hrs notice as has been done in the past!

re the measurements for our apartment - it's a studio - I don't have the exact figures on hand, but from memory the contract says net 560 sq.ft. and I measured 460 sq. ft. We've measured a few of the studios in our building, and they're the same size. Our building owner is arranging a meeting with a surveyor from Nakheel, and we'll take it from there.

Otherwise - people are gradually starting to move in to the area - I think there are 4 units occupied in our building at the moment, and a few of the others buildings have people as well. The biggest frustration is that no phone/internet/TV services are available. Du is sole provider and they aren't offering these services yet - they've just started up with their mobile services in the past week. SOme people have satellite TV, with dishes on the roof on the balcony, which is against the rules but tolerated at least until du's services are available. We haven't been affected by smells from the seage station - Morrocco is nearest to it and is more likely to cop it.

I also heard today from my agent. She said that they have received a handover date from Nakheel and are liaising with DEWA about a connection date for the building. They expect this to be in the next couple of days.So things are now looking positive. They also gave me datails about the "snag inspection" service if I am not able to go out to Dubai to do this myself. It is with a company called Fix-R-Us and they charge 250AED for a studio apartment and 350AED for a 1 bedroom. They also gave a list of payments to be made either direct to our agent or direct to them when we are there for handover. Here is a list of payments required before we are given the keys. (most of these, I have already paid)...............
2% Unit Registration Fee for issuing contracts-to Nakheel
The first provisional Service Charge for your unit, calculated at AED 11.72 per sq. ft.
1.5% of the contract value, as on page 1 of the USPA- to the land Department for title registration
AED 850 for the unit affection plan, per unit-to Nakheel
AED 3000 towards fees for the facilition and liaison with the land department (AED 2000 to Nakheel and AED 1000 to G.I. Group)
AED 120 towards site plan and knowledge fees(Dubai Land processing fees)
AED 500 towards share of common charges by DEWA
It seems neverending. I don't understand what half these fees are for? I think they just make them up as they go along!!!!
Are these fees the same as everyone else has been quoted?
Well , hopefully soon I will have my keys in my hand, It's been a long time coming. Would be good to hear if anyone else has got their handover dates.

The charge for 2007 is now 1 %

Update
Rang the Dubai Lands Department Direct Number 04- 2030104 spoke to the Person concerned who handles fees.

On Property Signed before 17th December 2006 the Fee payable to The Lands department is 1.5% plus 120 AED Site Fee

just a quick message to say that when reading the info I got from my agent, I took my time to make sure I did not miss anything, and guess what? I have always thought I was in N3 in Persia, but I'm not!! I am actually in N1. Don't ask me how I thought I was in N3. I must have misread it a long time ago and just thought I was in N3 ever since. I suppose it all makes sense now, because when we were out seeing I.C. what I liked about the building that our apartment was in, was that it did not look on to another building as it was situated on the outside. That is because it is building 1. So I assume the one behind ours is N2 and the one next to that is N3 etc. So, has anyone else got their apartment in N!? Apologies to those I told I was in N3.
