I just got to talk to ARY Office in Dubai about possession and hand over issues. Here are the main points of our conversation:

1. The Italy cluster will be handed over by the end of this month (March)

2. Before taking possession, we have to pay maintenance charges @ 9-12 DHM per sq feet + land charges @ 2% of purchasing price.

3. Nakheel will only hand over building for which all the owners have paid maintenance charges, land charges and ownership documents. This means that if a building has 60 apartments owned by 60 different people, all of them must have paid all charges and ARY must have submitted ownership documents. Even if charges and documents for one apartment are missing, Nakheel will NOT hand over the possession

4. It is not compulsory for the owner to be there in Dubai to take possession. The owner, through an Authority Letter, may appoint an agent to take over the possession.

5. The current rent for completed clusters e.g China, is between 45-50 K / Year for one bed apartment.

6. ARY is using First Choice as property management agency (for renting out). The number of First Choice is 0097-150-5026 815

Is there some other charges except maintenance charges @ 9-12 DHM per sq feet and land charges @ 2% of purchasing price? And approximately how much we have to pay totally?

The charges will vary according to size of the apartment and purchasing price. So if the apartment size is 720 sqf and it was bought for DHM 300,000 then maintenance charges @ Dhm 10/sqf will be 7200/year, and registration fee will be Dhm 6,000 (one time).

Yes the handover of Italy is for this month, however the information I have from my Building owner is that we just have to pay the maintenance charges & the new service charges, in my case 3,140 per apt for handover. Nakheel will complete the registration with the land department as & when they are ready, so those charges have to be paid at a later date. Nakheel will collect those charges through the building owner as well.

Default ARY Properties

I receieved a letter from ARY properties yesterday stating I have to pay the balance amount pending which also includes aanother 2% of land resgistration fees plus 320 dirhams. the biggest shock was that they have slapped me with a 5% service charge. thats like 15,000 dirhams for their service such as manpower, fuel, phone calls (apparently none to me). Instead of compensating their logic is that they lost out in terms of manpower blah blah blah for one year for which I am the cash cow. What can I do about it? I blasted their sales team on the phone they had just vague answers. I wanna know if they have charged all other ARY buyers with such a fess. Note, this fees is to be paid to ARY for their service provide. Like, they had sold the partment without making any profit!! Obviosuly they have made very good profit on apartments and most of the finance came in terms of installments paid by hoem owners. I wanna know if you guys are also in the same situation??? Is there any redressal for such things in Dubai? Cuz Nakheel is Govt owned but not ARY. ARY has also left 1000 buyers of its flats in IC stranded cuz they were promised to get 70% mortgage which would be paid out by itself from rent accrued from the property over the next 15 years. Many pakistanis bought by paying 30% and the company used that money for 30 months and then finally handing them over cancellation letters along with a service charge of 10% of the amount paid. that is 3% of the original apaartment vaalue. So funny?

yes thts the truth ..I ve heared abt the reg and maintenance charge from many people and I ve not been told personally tht i ve to pay all these charges as well.. I spoke to ARY couple of weeks ago and they told me tht handover ig gonna take place end of april may be it varies from building to building...My building number is U6. so we hvnt got any choice if we want our units we will hv to pay them all the charges otherwise they r not gonna us the possession .....hope all sort out well...thnxx... they have levied 15,000 as service fees and 2% land fees (actually 1% is normal norm but they want us to pay the other 1% ) which we are supposed to pay. Plsu, I hope they left 1000 home owners in the middle of no where in pakistan when they returned 90% of the money and kept 10% as service charge and the guys did not get their apartments. Actually, in dubai there are no laws to protect as the big 3 property builders are government owned plus legal costs r so high and we have very little chance of getting justice.

Mr. Asad things are not simple as you saying, cuz ARY is asking 20,000 dhs more with the name of service charges and survey charges beside land registration and maintenance charges.
